About this property

  • Mill Leat Farm is truly unique and offers the market an opportunity to acquire a charming Dartmoor Farm centred around a 4 bedroom family home with a fabulous range of traditional barns all surrounded by its own land.

The farmhouse is full of interesting architectural features and has undergone an extensive programme of renovation recently which is largely complete. Whilst two of the bedrooms have been left for a new owner to finish and stamp with their own style, the farmhouse already provides a wonderful family home over two floors. There is also a large loft with scope for conversion (subject to the necessary planning consents). To the rear of the property there is a highly attractive courtyard surrounded by a range of stone built traditional farm buildings, some of which are currently used as stabling, which offer potential for a myriad of other uses (subject to planning) providing opportunities for alternative income streams. Mill Leat is particularly well suited for equestrian enthusiasts as some of the finest outriding the south west has to offer is on the doorstep.

The land extends to approximately 42 acres and comprises a productive mix of pretty pasture ideal for a small farming enterprise or horses together with areas of rougher grazing and broadleaf woodland high in amenity value which has been thoroughly enjoyed by the current owners. The land immediately adjoins Hembury Woods, a National Trust owned ancient woodland site (SSSI) extending to 350 acres, home to some of Dartmoor's most quintessential specimen trees. To the south, the land is bordered by the picturesque Holy Brook which is a tributary of the River Dart rising on the Western edge of Holne. A footpath crosses one of the western fields.

Mill Leat Farm has the benefit of grazing rights over Holne Moor and the Forest of Dartmoor. Further details are available from Savills.
