Glaceriska Cottage is a traditionally built stone villa with slate roof and was renovated in 1986 to form a substantial and much loved family home. To the rear of Glaceriska Cottage is Glaceriska Bothy which is a traditionally built sandstone cottage that has been fully renovated. The accommodation of Glaiceriska Cottage comprises a large reception hallway with spacious open plan drawing room / dining room, study, bedroom one, bedroom two (both double bedrooms sharing a Jack and Jill bathroom), bedroom three with en suite bathroom, fitted dining kitchen, utility room and cloakroom / WC. The internal accommodation is approximately 2069 sq ft. The accommodation of Glaceriska Bothy comprises entrance hallway, sitting room, two double bedrooms, fitted kitchen and bathroom with accommodation extending to approximately 570 sq ft.

The grounds surrounding the property are a credit to the current owners with a wide variety of mature trees and shrubs including a burn which runs through the property. To the rear of the properties there are two wooden stables with tack room and a substantial timber barn. The grounds surrounding the property extend to three paddocks with the paddock beyond the road leading to the shore front. Please refer to enclosed photographs.

    Lot 2: Cottage Wood

Cottage Wood extends to 51.4 hectares (127 acres) or thereby of attractive mixed woodland lying to the east of Glaceriska Cottage and is offered for sale as a separate lot. The woodland forms part of a larger area that lies within a deer fenced perimeter, and was originally planted as commercial forestry, but then acquired and sympathetically restructured by the cottage owners. The resultant woodland has a wide range of tree species and age classes to give a multi-purpose woodland, that could be managed in future to meet both amenity and commercial woodland outcomes. The site includes a superb hilltop viewpoint with wide ranging views over the Argyll hills, Firth of Lorn, Mull and the east coast of the Morvern peninsula. The land lies between 10m and 95m above sea level.

The woodland is diverse in character and includes small areas of mature conifer timber that could be felled over the coming years. To the south areas have been cleared of conifers to allow the mature Oak that once covered much of this coastline to thrive again. The majority of the area is mixed woodland comprising Silver Birch and mixed conifer regeneration that could be managed to produce productive woodland, or left to benefit wildlife. Small areas have been recently replanted and will require some routine maintenance until established. A stocking schedule and species are plan are available from the Selling Agents.

The woodland enjoys good access from the public road to the south and east, with the primary forest road shared with neighbours to the east, accessed of the public road at grid reference NM929443. There are a number of walking routes and ATV tracks around the site with scope for further development into other hidden corners. There is an attractive pond. Sporting rights are owned and in hand.
