    About this property

    • The Gate House is a detached architect designed property within the grounds of ‘Rockfort', an 1854 mansion house designed by the renowned architect William Spence (1806 - 1883). The property has been constructed in keeping with the mansion house with hand cut natural sandstone, Penrhyn Welsh slate and timber double glazed sash and case style windows.

Although the exterior of the property is in keeping with the style of Rockfort, the internal design and finishes are of a contemporary nature.

The accommodation is set over two levels with the main living reception rooms on the ground floor and four of the five bedrooms at first floor level.

The spacious entrance hallway with its hand crafted bespoke metal spiral staircase and solid oak flooring leads directly through to the drawing room which has direct access to the gardens via two sets of French double doors. This leads to a decked area with ample space for outdoor furniture and steps down to the lawned gardens which have stunning sea views. To the right of the hallway is the spacious kitchen/dining room. This modern kitchen is fully fitted with Siemens appliances, a silestone quartz worktop and Hans Grohe taps fitted into Blanco stainless steel sinks. Adjoining the kitchen is the utility area with matching worktop, sink and tap; here also is the Worcester Bosch central heating boiler controlled via a state of the art, Nest thermostat. The utility room benefits from an entrance door which leads directly to the private parking area.

Adjoining the kitchen is a further reception room, currently set as a separate dining room, however this has been designed to also serve as a ground floor bedroom with en suite facilities if preferred, given that both the kitchen and drawing room have plenty of space for dining.
The first floor gives access to four double bedrooms, all with built in Raumplus soft close wardrobes, the master bedroom also having a fully tiled en suite shower room and exceptional views back towards the hills in the distance. The family bathroom has been designed to incorporate a Victoria and Albert bath with Hans Grohe wall mounted bath filler, heated mirrors and amtico flooring.
The Gate House offers flexible living in turn key condition, is finished to an extremely high standard with all modern comforts, and benefits from energy efficiency and an unrivalled outlook. All in all it is a superb offering and one that is unlikely to be matched for quality and position.

The Gate House is approached via a sandstone pillared entrance leading to an illuminated dusk to dawn, gravel driveway approaching the privately owned stone built garage. Once parked a secure pedestrian gate allows access to the property.

The property has a continuous raised decking area to the entrance and front elevations thus benefitting from the sun all day. There is ample space for garden furniture, with steps down to the lawned garden which has planted borders and magnificent sea views.
