The clean lines and light airy rooms provide great living spaces, with security and privacy ensured by full integral window blinds on all windows. From the kitchen/breakfast room there is access via substantial sliding doors onto a raised deck/balcony with steps down to the garden.

Heather Cottage benefits from a Vipp Danish kitchen with brushed steel and powder coated aluminium cupboards, 3 Gaggenau fan assisted ovens, Miele dishwasher, Smeg dishwasher, Miele fridge/freezer, Miele 5-ring induction hob and extractor above. There is a feature Brunner tunnel fireplace with a polished concrete surround that benefits both the snug and the kitchen/breakfast/sitting room.

The water borne activities at Heather Cottage have been carefully considered, with an outside shower and access directly to the utility room/shower room with space and plumbing for washing machine and tumble dryer, wet suit hanging space, cupboard with pressurised hot water cylinder, water softener unit and twin sinks.

The bedroom accommodation is at the northern end of the house, with the principal bathroom, like all rooms, having tall ceilings with Duravit bath, low level WC, wash hand basin and vanity unit and cupboard, with shower cubicle and brushed nickel fittings, with high quality wall tiling. Bedroom 1 has a wonderful river view and a recessed dressing area with shelf and hanging space. Bedrooms 2 and 3 have an en suite ‘jack-and-jill' shower room. Bedroom 4/study may be used either as a bedroom or day room.

Features of Heather Cottage design and functionality include: a green sedum roof, Puur polished concrete floor with under-floor heating throughout, Heatmiser control system for central heating, allowing remote control function via app, whole house ventilation system, air source heat pump, borehole water supply and Klargester sewage treatment plant, tilt and turn windows, Charter global electronic shutters on all windows, Active security alarm and CCTV system, Banham locks on principal door, Cat-5 wiring throughout, integral speakers in principal room and bedroom 1, electric gates and intercom system, power and lighting to concrete mooring, galvanised steel dry boat house.

Heather Cottage is approached through electrically operated solid wooden gates with a stone chip drive approach to a wide parking and turning area, passing the garage block/annexe studio accommodation on the left. This includes an electric vehicle charging point.

The gardens are simply laid out principally to lawn with an elder tree lined drive and an additional area of paddock/informal garden, acquired recently by the owners and designated for countryside use only. The additional land includes a woodland area adjacent to the river with custom-built outdoor seating area.

Heather Cottage benefits from excellent mooring facilities.
