    About this property

    • Situated in the heart of Lindfield on the village's picturesque tree-lined High Street, Malling Priory is a truly exceptional period house, dating from 1730 and listed Grade II* as a ‘particularly important building of more than special interest'. The sale presents a rare opportunity to acquire one of the finest properties in the village: an outstanding example of Georgian architecture, characterised by an elegant double fronted façade, sash windows and front door with curved pediment and fluted pilasters. Internally, although in need of some updating, Malling Priory is clearly a much loved and comfortable family home, yet with all the grandeur and scale of a prominent period house: it offers generous accommodation, high ceilings, and a number of classic Georgian features including some beautiful light oak panelling. The floor plan gives an excellent overview of the full extent of the property, though there are a number of features worthy of particular note.

The tiled entrance hall sets the scene for the house, with its beautiful turned oak staircase with intricately carved balusters. Wide oak doors open to two inviting formal reception rooms, the drawing room and sitting room, lying either side of the hall. Both are panelled in light wood and feature tall sash windows with window seats and original shutters; the drawing room has a cast iron fireplace with marble surround, the sitting room features a marble fireplace set with a gas fire and flanked by bookshelving.

The elegant dining room also has a marble feature fireplace and a full height bay window and doors opening to the courtyard; there is a good-sized study which could be used as a fourth reception room.

Beyond the reception rooms the former service wing has been converted into a large kitchen with a four oven Aga and doors opening to the garden, served by a useful boot/utility room and a walk in larder.

The staircase rises past a beautiful arched stair window to a spacious split level landing off which lie four large bedrooms and three bathrooms (two en suite). The two bedrooms to the front of the house echo the reception rooms below, with wood panelled walls and sash windows; the master bedroom is at the rear of the house, overlooking the gardens. There are two further attic bedrooms on the second floor, one with access to a large attic storage space extending over the eastern wing of the house.

Malling Priory is set back from the High Street behind wrought iron railings with a gated driveway and parking area. Steps descend from the driveway to a large arched cellar.

The garage flat offers excellent ancillary accommodation, comprising an open-plan kitchen and living room with lovely views over the garden, two bedrooms with built-in storage, a bathroom and a ground floor shower room.

Malling Priory's rear garden is superb: the beautifully tended lawn is fully enclosed and well-stocked with shrubs and mature trees. Adjacent to the rear of the house and accessed from both the drawing and dining rooms is a delightful secluded courtyard terrace. The paths are of York stone. There is a detached brick summer house, and a band of light woodland to the south-eastern boundary.

In all, about 0.64 of an acre.

I think this is village living at its finest! Lindfield is one of the most desired villages in Sussex and Malling Priory is one of the best Georgian houses I have ever seen.
