    About this property

    • Allfrey House is a wonderful Grade II listed country house, believed to have originally been built as an oak framed farmhouse. In the early 19th century, an elaborate stuccoed Gothic façade was added, with castellated parapets, full height bays topped with quatrefoils and an impressive arched porch with a lion; the rear elevation is partially tile-hung, and the roof is Horsham slab stone.

Internally, the house offers beautifully presented and generously proportioned accommodation arranged over three floors, with stylish neutral décor, a pleasing symmetrical layout and features including an elegant turned staircase and sash windows; it is naturally light, and ideally suited to family life with space for entertaining on a grand scale. To the west of the entrance hall lies the sitting room, with a carved marble mantlepiece over the feature fireplace; it is open to a substantial dining room. To the east of the entrance hall is the family room, a relaxed space with a wood burning stove set in the former inglenook. Beyond lies the breakfast room, which is open to the kitchen, which is exceptionally well-equipped with a range of fitted cabinets under pale worktops, complemented by a central island. A rear hallway leads to the cloakroom, the cellar, and on to the dining room and entrance hall.

On the first floor, the principal bedroom suite has a window seat set into the bay, which frames the far-reaching views to the South Downs; it has fitted wardrobes and an en suite shower room. There are three further bedrooms on this floor, two with en suite shower rooms and one served by the family bathroom with jet bath.

The second floor offers four large rooms which are currently used as an office/studio, a gym, a bedroom and an attic storage room. All have potential to be used as bedrooms, if required.

      The Coach House
Attached to Allfrey House, The Coach House is a two bedroom, two reception property which is currently let, offering either income potential or secondary accommodation as required. It has a private garden.

      Outbuildings, Gardens and Grounds
Allfrey House is approached via a wide driveway with a pair of five bar gates at either end, with tall coniferous hedging to the front. An enclosed kitchen garden lies to one side, with a five bar gate leading to the detached triple garage. There is planning permission to create ancillary accommodation over the garage, comprising double bedroom and bathroom (subject to building regulations). Beyond the garage is a large workshop, and there are two greenhouses. Attached to The Coach House, at the rear of Allfrey House is the old stable block comprising a boot room, a gardener's WC, store and workshop; lying across the spacious rear terrace is a detached timber Garden Room with power connected, which, together with the central gazebo creates a wonderful spot to entertain and enjoy the beautiful grounds.

The gardens are a particular feature of the property; to the east lies a formal garden with well-stocked borders providing interest throughout the year and an expanse of lawn with a rose garden. To the rear, the gardens have an open, parklike feel, with mature trees, an orchard and striped lawns. A pond, complete with a decked jetty and summer house is nestled in one corner. The solar panels are located away from the house, providing energy to the house and feeding back to the grid.

      In all, about 1.85 acres.
