About this property

  • 9 Montpellier Grove is an impressive Grade II listed building with steps leading up to the grand front entrance. The apartment occupies the entire raised ground floor and owns the communal entrance which allows access to the apartment upstairs and offers a useful storage area. Beautifully presented throughout, the apartment retains many of the original character features that make properties of this era so desirable, including sash windows, window shutters and ceiling cornice.

An entrance hall leads to the stylish bespoke kitchen, complete with integrated appliances. Through the kitchen is a stunning sitting/dining room which features two large windows and high ceilings creating a light and spacious living area. The accommodation extends to about 1156 square feet and includes the main bedroom with en suite shower and dressing room. There is a further double bedroom with an en suite shower and a separate cloak room. There is also a useful utility room which is used for laundry and storage.

Outside to the rear, is a communal garden which can be accessed directly from the dressing room. Laid mainly to lawn with shrub borders and seating areas, the garden enjoys all of the afternoon and evening sun and has the use of a communal storage space and a garden shed. The apartment also benefits from a garage which is located at the rear of the building with permit parking for two cars available on the road at the front.

The apartment benefits from a lease extension and has lapsed planning permission to re-build the dressing room to incorporate an en suite and dressing area, approved application reference: 14/02146/LBC.

Montpellier Grove is one of my favourite roads in Cheltenham, close to Montpellier but quietly tucked away and this is a fine example of a Regency conversion.

Local information

  • Montpellier Grove is a quiet residential road located in sought after Montpellier, close to the superb amenities in and around the Suffolks, Cheltenham College and the hospital. The area is sought after, with local parks and the Bath Road shopping area close by. Cheltenham is famed as one of the most complete Regency towns in England and historically the original and most fashionable spa.
  • Less than a hundred miles from London, Cheltenham nestles beautifully between the Cotswold Hills and the Wye Valley, and is home to numerous prestigious schools including Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar which recently topped the national GCSE schools league table.
  • For those with a taste for the finer things in life, there are Michelin starred restaurants, numerous bars, stylish shops and salons aplenty. For art and history lovers there is The Wilson, Cheltenham's newly refurbished museum and art gallery, whilst Cheltenham also has a thriving cultural scene that includes two concert halls and three theatres.
  • There are the numerous festivals such as The Wychwood Festival, the festivals of literature, science, food and drink and, perhaps the pinnacle for some, the jazz festival, which has historically attracted such known performers as Van Morrison, Jamie Cullum and Jools Holland. Undoubtedly for many more, the highlight of the year is the annual racing festival culminating with the Cheltenham Gold Cup, the blue riband event of the national hunt calendar, and an attraction that draws the public to the town year after year.
