A superbly positioned family house in a tucked away setting in the village and excellent holiday cottage, home office and stunning gardens

About this property

  • Hill House is a most appealing property built in an elevated setting at the end of a small lane with superb views over the undulating countryside that backs onto the gardens. The house is believed to date back to 1760 with the main core dating to around 1830. The house has been sympathetically modernised and improved over recent years without compromising the original architectural features, which include sash windows, fireplaces, display recesses, bay windows and benefits from light-filled rooms throughout with numerous glazed doors opening out to the gardens. The majority of the renovations on the house date from 2006 and include re-roofing, re-wiring, re-plumbing, and adding double glazing. The property was also further extended to the rear creating a superb dining room off the well-fitted shaker style kitchen and a wonderful master bedroom suite above with vaulted ceiling and stunning views from the balcony. The holiday cottage and the home office were renovated in 2013 and are tucked away from the main house with the charming cottage having its own garden.

    OUTSIDE
The house is approached at the very end of the private lane and over a short curving drive with a parking area for several cars to one side. The gardens to the front are landscaped with delightful borders which continue around to the side and rear of the house. The terrace has further well planted raised borders and opens out to the lawns with further ornamental trees and a small vegetable garden. Beyond the house and to the far boundary is the fully renovated cottage which has been successfully run as a holiday retreat for the past 10 years and this neighbours the excellent home office which benefits a separate shower/cloakroom. In addition there is a garden store and workshop area. Beyond the cottage is a detached brick built art studio and more informal wooded gardens.

Local information

  • Great Bealings is a particularly well liked village located between Ipswich, Suffolk's county town and Woodbridge, a market town of considerable character, sited on the west bank of the river Deben,. Woodbridge has a good array of specialist independent shops trading alongside the multiples and in addition has schools for students of all ages in both the state and private sectors. It also has other facilities often associated with larger centres such as a swimming pool, cinema, a library as well as a railway station. There are links to London's Liverpool Street station with more frequent connections available from the county town.
  • The surrounding area provides opportunities to participate in major sports with golf on the inland courses as well as Aldeburgh and Thorpeness on the coast, sailing on the tidal rivers Deben, Alde and Orwell or at sea. There are also many appealing walks and rides within the picturesque Suffolk countryside and the proximity of Snape Maltings Concert Hall, home to the internationally famous Aldeburgh Festival, is a further attraction of the location.
