About this property

  • Melton Hall is an exceptional Regency house with superb gardens and a coach house with a two-bedroom flat.

Built in 1807 and Grade II listed of special architectural or historical interest, Melton Hall has been lived in by just four families since 1936, when it was sold by the original owners, the Wood family, who had lived on the site from the 16th century.

Melton Hall has been a much loved family home by our clients for over 25 years. During their tenure, the property has been thoroughly and expertly maintained and modernised.

The principal building is set back from the road and is especially handsome, with pink washed brick elevations, sash windows and a slate roof. The half-round Doric porch leads through to the reception hall.

Internally, the accommodation flows remarkably well with elegantly proportioned and light filled rooms with high ceilings.

The superb, double aspect drawing room has an attractive chimney piece and French windows leading on to the south facing terrace. The majestic dining room leads through to the kitchen/breakfast room, with an AGA and adjoining family snug. The ground floor is completed by a spacious study, a sitting room, cloak room and lavatory.

The first floor comprises five well-proportioned principal bedrooms, with fine views over the gardens; three bathrooms, two of which are en suite; and a further single bedroom.

The second floor is independently serviced and offers excellent and flexible accommodation, which has been used for additional guest rooms, music and games rooms, an art studio, gym space and storage.

    OUTBUILDING
The coach house has been converted into a triple garage and a workshop, with a guest flat on the first floor. The flat consists of two bedrooms, a bathroom, sitting room and kitchen, with independent access and garden. It has been successfully let out in the past or could be used as a separate home office.

    GARDENS
Melton Hall has beautiful gardens and grounds. Immediately to the south of the building is a flagstone terrace overlooking the verdant lawns and Japanese water garden.

To the rear of the house is a courtyard, containing the heated swimming pool with glass covering; beyond are walled rose and vegetable gardens with historic crinkle-crankle brickwork.

The mature main garden has colourful herbaceous and shrub borders and specimen trees. Beyond a wrought iron fence is a three and half acre wildflower meadow and woodland copse with ancient trees.

With a rich variety of wild flowers and a wealth of insect and birdlife, the meadow and woodland are managed as a private reserve in co-operation with the Suffolk Wildlife Trust, which owns the adjacent Hutchison's Meadow Nature Reserve.

Tucked away on the edge of the garden are a hard tennis court, a chicken run and a working area with brick barn providing storage for gardening equipment.

In all the grounds extend to about seven and half acres.

Melton Hall is a truly exceptional house in the most beautiful grounds. I especially love the elegantly proportioned reception rooms with the typically high Regency ceilings.
