About this property

  • Baughurst House is an exceptional property, which has been meticulously restored and improved by the current owners. The house is listed Grade II, built of Flemish bond brick and is understood to date from the late 17th Century with the earliest record of a dwelling on the site being from 1649. There are two date stones to the South original façade of the property; one from 1698 when the Potter/Harris quaker family were originally thought to have built the oldest part of the house, and another dating 1847 when the house was significantly remodelled.

Further additions were made to the property during the 18th Century and 20th Century. It sits beautifully within its gardens and parkland and is approached via a long, sweeping driveway.

The recent restoration has been carried out to the highest standard and has included a full re-wiring, re-plumbing and a re-roof of the main house together with a remodelling of the accommodation and extensions to the ground and first floors. The result is a country house of superb quality which is ideally suited to modern family life whilst retaining the period charm of the original house.

Throughout the property there is exceptional attention to detail with deep skirting boards and cornices, use of period glass, working shutters and new fireplaces by Jamb. Technological features include a Sonos system throughout the main rooms, a security system with the Luma surveillance app and heating controlled by Heatmeister.

There is Lutron lighting in the reception areas as well as external gardens and internet is via Hampshire Broadband with download speeds of up to 100mb.

The front door opens into the reception hall which has an open fireplace and double doors leading into the dining room. The hall in turn leads to the piano hall, a beautiful reception space with the original front door and principal staircase to the first floor. From the piano hall there is a door through to the large main study. The drawing room and sitting room are located on the west side of the house enjoying the finest outlook over the terrace and gardens.

The drawing room has wonderful light with a full height window to the front and a new bay window with a French door to the terrace.

Double doors open through to the sitting room which in turns links to the kitchen/breakfast room. Both rooms have fireplaces by Jamb.

The kitchen/breakfast room is a truly outstanding space, with incredible ceiling height and is flooded with light via multiple French doors designed to allow a flow of entertaining space from inside to outside. The cabinetry is by Plain English with an electric AGA and Miele and Gaggenau appliances. There is an adjoining, air conditioned larder providing further storage and work space.

Beyond the breakfast area is a cloakroom, second study and a magnificent orangery, filled with light via large sash windows and French doors opening out to the surrounding terraces, again allowing for the interior and exterior entertaining spaces to seamlessly link.

Behind the kitchen, an inner hall links back to the dining room which is ideally located for entertaining. It also gives access to a large boot room, with handmade cabinetry which in turn link to the back hall, utility/laundry room and cloakroom.

There are five bedroom suites located on the first floor with the principal bedroom situated in the south-west corner of the house, enjoying the finest views across the gardens and grounds to the west. There are four further bedrooms, each with substantial en suite bathrooms with fittings supplied by The Water Monopoly.

A secondary staircase links the ground, first and second floors with the second floor having a further double bedroom, a dormitory room for visiting children, shower room and WC. There is a traditional cellar with wine storage.
