Tulchan Estate is a 21,768-acre Highland sporting and rural estate lying along the central course of the River Spey, east of the Cairngorms National Park. Its scale, diverse assets and dramatic setting underpin its reputation as one of Scotland’s finest sporting venues.
The Estate includes an eight-mile stretch of the world-famous River Spey (Tulchan Water) with four productive beats and fishing huts, plus extensive sporting interests comprising red and roe deer stalking, two driven grouse moors, a well-established pheasant shoot, newly established partridge shooting, wild duck flighting and a hill loch.
At the centre sits Tulchan Lodge, a recently refurbished Edwardian lodge with five principal reception rooms and 14 en-suite bedrooms, complemented by Knocktulchan Lodge (six en-suite bedrooms) and four holiday cottages which contribute to annual income.
The wider business includes five tenanted farms, an in-hand farm, forestry, fishing lets, a seasonal restaurant (Feast) and a small meat box business (Take Tulchan Home), with the Estate using a high proportion of game produce within its food offering.
The sale is structured as a share sale: Tulchan is the sole asset of Tulchan Sporting Estates Limited (TSEL), with 100% of the shares offered for sale.
History
Tulchan Lodge was completed in 1906 for George McCorquodale, a printer and publisher who had been a frequent guest of Sir Philip Sassoon, then shooting and fishing tenant at Tulchan Lodge when it served as the "fishing box" of the Earls of Seafield. Tulchan Water and the Tulchan and Cromdale grouse moors were regarded as among the best in the UK and attracted royal guests including King Edward VII, King George V and King George VI.
Reminders of that era include the Royal flagstaff, "King Edward’s Hut" on the "A" beat, and the "batteries" on the "A" and "B" beats. Other notable visitors included Theodore Roosevelt, J.P. Morgan, William Vanderbilt, the Grand Duke of Luxembourg and King Leopold of Belgium.
