    Situation
    The land is located 1 mile to the west of the village of Little Carlton and 3 miles to the north west of Newark-on-Trent. The land is well located with the A46 lying two miles to the south which leads to the A1 and provides access to the north and south of the UK. Newark Northgate train station located 3.5 miles to the south provides regular trains to London Kings Cross with fast trains taking approximately 1 hour 20 minutes.

    The Land
    The land extends to 45.29 acres (18.33 hectares) and is split into two separate fields. The fields are divided by a hedgerow and small stream that has a number of mature oak tress located within the hedgerow. The land is classified as Grade 3 on the Agricultural Land Classification of England and Wales. The soils are identified in the Soil Survey of England and Wales
    as belonging to the Whimple 3 soils series which are described as fine loamy or silty over clayey soils with slowly permeable soils. The soils are capable of growing winter cereals and temporary grass and herbal leys.

    The land slopes down towards the brook dividing the fields then rises up to the northern boundary, the northern field can be accessed via an existing gap in the hedge.

    The land previously has been farmed by way of a contract farming agreement with the land lying fallow for the last 12 months, the land has been cultivated in preparation for autumn or spring cropping. The land has previously been entered into a Higher Level Stewardship Agreement but this has terminated.
