About this property

  • DESCRIPTION

Boarley, Tyland and Abbey Farms present a rare opportunity to rent productive Grade 2 and Grade 3 gently-sloping, south-facing land on a long lease for viticulture use. The majority of the land is freely draining, chalky, loamy soils which promote drainage and warmth to support the premium growth of vines. The majority of the land is also highly lime-rich providing for excellent natural fertility.

The land is separated into four principal closely-located blocks to the west of the village of Boxley. The land enjoys a picturesque rural location that remains accessible off Junction 6 of the M20 which provides access to the M25 Orbital Motorway and Dover/Channel Tunnel. The historical Pilgrims Way runs adjacent to the northern boundary, providing magnificent views across the countryside to the south.

The land falls within the Kent Downs Area of Outstanding Natural Beauty which forms an integral part of the tourist promotion of the Garden of England.

Each lot of land is easily accessible off public highway and some lots feature well maintained internal tracks and hard-core gated access points. Both buildings have access via a Right of Way granted by the landlord.

    ENGLISH VITICULTURE SECTOR

The English viticulture sector has witnessed a rapid period of expansion and interest particularly over the past two decades and continues to grow from strength to strength. The exceptional quality of wine that the climate in the South East of England has produced has been recognised and has excelled in global competitions.

Boarley, Tyland and Abbey Farms offer an unmissable opportunity to lease land in a region where strong demand for land suitable for viticulture use is met with a limited supply.

LOT 1 – BOARLEY FARM (WEST)

Boarley Farm (West) is majority Grade 2 bare arable land extending to about 132.53 acres (53.63 hectares). Woodland belts provide the land with an excellent natural shelter belt to protect young shoots. Another woodland belt running adjacent to Pilgrims Way along the northern boundary of both Boarley Farm (West) and Boarley Farm (East) provides shelter to both lots. Access to the land will be granted via a Right of Way off Boarley Lane.

LOT 2 – BOARLEY FARM (EAST)

Lying to the east of Boarley Lane, Boarley Farm (East) is majority Grade 2 bare arable land extending to about 88.67 acres (35.88 hectares). Access to the land is achieved through a gated access off Boarley Lane.

    LOT 3 TYLAND FARM (NORTH)

Tyland Farm (North) is Grade 2 and Grade 3 bare arable land in a long, rectangular-shaped parcel that extends to 50.63 acres (20.18 hectares). Access to the land is achieved through gated access off Boarley Lane.

    LOT 4 – ABBEY FARM

Abbey Farm is majority Grade 3 bare arable land located to the south of the High Speed 1 line and extends to about 115.75 acres (46.84 hectares). Abbey Farm is achieved through gated accesses off Grange Lane and Boxley Road.

LOT 5 – BOARLEY GENERAL PURPOSE BUILDING

Boarley General Purpose Building is a steel portal frame store that extends to approximately 7,922sqft, subdivided internally to include a secure workshop of 872sqft. The building is serviced with electricity and the tenant will be allowed to connect into the water supply from Boarley farmyard. Reasonable improvements by applicant.

LOT 6 – STREET FARM GRAINSTORE

Street Farm Grainstore is a concrete portal frame building converted for grain storage that extends to approximately 2,164sqft, providing 370 tonnes of on-floor crop storage with galvanised grain walling and on-floor drying. The building is serviced with electricity and would provide a secure store as an alternative to grain storage. Reasonable improvements by applicants to adapt the building to suit their needs would be considered.

    TENURE

The lots are available on a leasehold interest which will commence on 11 September 2018 for Lots 4 & 6 and the leasehold interest for Lots 1, 2, 3 & 5 will commence on 11 October 2018. The land will be available on a fixed term of 25 years and the buildings for an initial fixed term of 10 years. The land will be let on Farm Business Tenancies governed by the Agricultural Tenancies Act 1995. The buildings will be let on a Farm Business Tenancy or Commercial Lease dependent on the use of the premises. The draft tenancy agreement for the land and heads of terms for the buildings are available in the tender pack.

    TENDER DETAILS

The lots are available to let by informal tender. Please contact James White or Joanna Blakely for the necessary tender documents.

Tenders, on the prescribed form, are to be received at Savills, 23 Kings Hill Avenue, Kings Hill, Kent, ME19 4UA by no later than 12 noon on Thursday 10th May 2018.
