A superb and beautifully converted timber frame barn in an unspoilt rural position.

About this property

  • A magnificent and beautifully converted thatched timber frame barn dating from the 17th century and originally converted in 2000 to designs by the architect David Futter. The house is situated in an unspoilt rural position set in extensive landscaped gardens and grounds with fine views towards the church. Acquired by the current owners in 2017, a thorough and sympathetic programme of refurbishment has been carried out, including the provision of a new custom built fitted kitchen and new bathrooms, together with complete redecoration internally and externally. Extensive hard and soft landscaping has been carried out including the creation of a pond and barbecue terrace areas. The house has light, spacious and well-arranged accommodation with a superb double height principal reception room and well-fitted kitchen/dining room, all leading off the central entrance and staircase hall. There is a further reception room/snug and a useful ground floor bedroom as well as four main bedrooms and three bathrooms on the first floor.

The house is approached from the west by a long sweeping gravelled drive lined with an avenue of silver birch trees. This finishes in a large gravelled turning and parking area to the front and northwest of the house. The drive continues around to the southeast of the house where there is a further extensive gravelled parking area and where the garaging is also situated.

The gardens and grounds are an outstanding feature of the house and are arranged as follows. The house sits in an elevated position overlooking its own grounds which largely lie to the southwest and over which there are fine views to the picturesque 14th century church beyond. This is divided from the gardens and grounds by a fine old crinkle crankle wall. The gardens are largely laid to lawn with well-stocked mixed shrub and herbaceous beds and much planting and landscaping has been carried out. At the southwestern extremity there is an area of orchard and to the west an ornamental pond. To the northwest there is a large paved terrace and seating area overlooking the gardens and beyond this an area of kitchen garden with raised beds. Adjoining the house there is a sheltered and secluded northwest facing paved terrace ideal for outside entertaining with access from the house to a secondary kitchen. From this there are fine views over the garden towards the church. The land in all extends to about 1.2 of an acre.

I believe good barn conversions can make fabulous houses and this is one of the best. Spacious and light and set in beautiful and well-tended gardens and grounds in a lovely pocket of countryside.
