Charming farmhouse in about 1 acre

About this property

  • The Property
Ivy Farmhouse is a charming Grade II Listed house, set within delightful gardens of 1 acre (est) in an edge of village position. The property enjoys plenty of period detail, with exposed beams and inglenook fireplaces, yet with a light and airy feel that houses of this vintage can often lack.

The rooms are well proportioned, mostly with double aspect, with good ceiling height throughout. Rooms of particular note include the central sitting room, with impressive inglenook fireplace, a kitchen/breakfast room with direct access to the gardens and terrace, perfect for outside dining, and a lovely snug with doors out to a delightful enclosed courtyard. There are further useful rooms such as a spacious study and a dining room.

All four bedrooms are on the first floor, accessed via two staircases but all linked. The principal bedroom has lovely views of the gardens, with a further two double bedrooms and single bedroom. There are two bathrooms, conveniently either end of the house and good built in storage space throughout.

It would be fair to say the house would now benefit from updating in places.

    Outside
The gardens and grounds are a particularly attractive feature of Ivy Farmhouse, extending to one acre with lovely peace and privacy.

The house is approached from the south, where the boundary is marked by a wonderful crinike-crankle wall, with driveway through to a parking and turning area adjoining the house and double garage.

The gardens and grounds are mainly laid to lawn, interspersed with specimen trees, well stocked herbaceous beds, shrubs and fruit trees with many points of interest throughout. A terrace adjoining the house looks out over a pond and to the grounds beyond, with a further paved seating area to catch the evening sun with a fine view of the nearby church. A further enclosed garden and seating area is to the south-west, with box hedging and herb garden. The gardens sweep away from the house, opening out to a large expanse of lawn hidden from the house.
