About this property

  • The Old Reading Room is an incredible opportunity to become part of the historic and vibrant North Norfolk village of Binham, yet with all the benefits of owning a new home. Completed in 2023 to a high standard, with high grade insulation, double glazing throughout, and air source heat pump, the convenience of new build living is nestled in a private edge of village position, with the River Stiffkey meandering along the boundary and with views over water meadows and rolling hills beyond. There are very few one off new builds in this area of North Norfolk, particularly in such a wonderful setting.

The contemporary interiors are brilliantly balanced with the traditional brick and flint exterior, under a pantile roof with lead dormers and aluminium windows. The focal point for the living space is the expansive kitchen/breakfast room, an open plan area comprising a fitted kitchen with island unit opening out to a vaulted ceiling dining/living area. With floor to ceiling glazing and velux windows, this room has an abundance of natural light, with bi-fold doors out to a west facing terrace, with both the inside and outside space enjoying fine views out over the garden, to the river and countryside beyond. Rural living has been factored into the layout, with a utility room with external door, therefore ideal for cleaning down after muddy walks to The Parlour café of Binham Priory. The house has been future proofed, with a useful ground floor shower room adjoining a bedroom or study. There is a comfortable sitting room with fireplace, and a further reception room to be used as required. Upstairs are two double bedrooms, both spacious rooms with plenty of natural light, with a central bathroom.

    Outside
The house is approached from the south, through wooden gates mounted on an attractive brick and flint wall that spans the entire front of gardens and grounds.

A gravelled parking and turning area adjoins the house, with planning consent in place for a two bay cart lodge with first floor with velux windows to one side of the parking area. The gardens are laid to lawn, sweeping away to the banks of the River Stiffkey that meanders along the entirety of the northern boundary, a delight for nature and something to consider when landscaping the gardens further. A paved terrace looks out over the gardens, with a westerly aspect and ideal for outside dining and entertaining. External lights compliment the house.

To find a one off new build, of this scale, in a rural setting, is rare let alone in a village as popular in Binham and with the River Stiffkey meandering along the boundary. A real find.

Local information

  • Binham is deservedly one of the most popular of the traditional brick and flint villages lying just inland from the North Norfolk Coast and still retains everyday facilities including a village shop, public house ‘The Chequers, and the fantastic café/farm shop ‘The Parlour and ‘The Little Dairy', set beside the priory in traditional farm buildings, serving excellent local food and selling local dairy produce with a cheese vending machine, raw milk and coffee. The priory church of Binham, a former Benedictine priory with some impressive monastic ruins and the fine priory church with its splendid 13th century west front, is within view of the house.
