    • Dating from 1830 Beechgrove was built to be the manse for Kinnoull Church and remained in the ownership of the church until 1986. With only three owners in its entire history the house has retained much of its original character and many original features of this C-listed house, such as the staircase, window shutters and cornicing, have been well preserved. Beechgrove is currently operated as a busy bed and breakfast business. With a loyal base of customers and a long list of five star reviews there is a ready-made income stream for a buyer wishing to continue as a guest house, however Beechgrove would also make the most wonderful family home.

      A private driveway leads to an expanse of gravel parking at the front of the house. The front porch is one of the prettiest features of Beechgrove with its curved lead canopy topped with decorative wrought iron balustrading. The front door opens to a vestibule and then through a glazed inner door to a welcoming reception hall. From here there is access to all the formal rooms of the house and an elegant Georgian staircase rises to the first floor. Both the drawing room and the dining room have high ceilings, tall sash and case windows and working window shutters. These rooms are filled with light and have views of the garden. The drawing room has an open fire and is a fabulous room for entertaining.

    Beechgrove is situated on the leafy east side of the River Tay in one of my favourite areas of Perth. You can walk to town and also have easy access to the motorway network if you are commuting.

    • Beechgrove is situated on the leafy east side of the River Tay in the Kinnoull area of Perth. The house is perfectly positioned for access to the centre of town ( it is about 0.5 miles to the High Street ). The parks at Riverside and Kinnoull are close by and the house is set back from one of the main routes out of the city enabling swift access to Dundee, Fife, Stirling, Edinburgh and the north.
    • Perth has an excellent choice of shops, bars and restaurants as well as a concert hall, theatre, art gallery, museum and cinema. The town's leisure facilities also include the Perth Climbing Centre, The Willowgate Activity Centre, Perth Leisure pool, an ice rink and two sports centres. Local golf courses include the North Inch Golf Course (one of the oldest in Scotland), Craigie Hill and Murrayshall. Gleneagles and St Andrews are both within easy driving distance of Perth. There is National Hunt racing at Scone Palace, which also hosts The Scottish Game Fair.
    • Perth is often referred to as a gateway to the highlands and for those who enjoy outdoor pursuits, the rivers, hills and lochs of the Perthshire highlands and the Angus Glens are all within easy reach. Fishing, shooting and stalking are also readily available from local estates and the ski slopes of Glenshee are about 40 miles north.
    • Perth train station has regular services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London. Edinburgh Airport is about 40 miles away and there are direct flights from Dundee Airport (20 miles) to Stansted.
