About this property

  • Cruachan is situated alongside a small group of houses on a gentle south facing slope overlooking the Vale of Strathmore. The house is approached by a private driveway which sweeps around its front lawn and ends in a large parking area at the front of the house. All the main rooms in the house have large south facing bay windows that make the most of the impressive view. The front door opens into a welcoming dining hall. There is also a beautiful drawing room with access to the verandah on the west side of the house. To the right of the hall is the sitting room which has a woodburning stove and is open to the bright contemporary kitchen. This is a lovely open plan family room. The kitchen looks out over the back garden which is filled with plants and wildlife. Beside the kitchen is a WC, cloakroom and the back door. Also on the ground floor is a double bedroom with en suite shower room. On the first floor there is a principal bedroom with en suite shower room and dressing area as well as two further double bedrooms and a family bathroom.

The garden at Cruachan is a particular feature of the property. Rhododendrons line the driveway and look spectacular in the spring. An expanse of neat lawn wraps around the parking area. On the western side of the house, a pergola covered in climbing plants frames a pretty verandah. Beside it is a rock garden. To the rear of the house is a pretty enclosed garden with an herbaceous border, neat lawn and mature trees and shrubs.

Local information

  • Cruachan is surrounded by some of Perthshire's most fertile farmland and has a terrific view towards the Sidlaw Hills. While in a peaceful and rural situation, it is only about 1.5 miles from Blairgowrie and around 18 miles from both Perth and Dundee. Blairgowrie has professional services, schooling, a medical centre, cottage hospital, supermarkets and a variety of independent shops and restaurants.
  • Perth and Dundee offer a more comprehensive range of professional services, high street shops and leisure facilities. In addition to schooling in Blairgowrie, Cruachan is also well placed for access to some of Scotland's best private schooling, with Craigclowan, Glenalmond, Strathallan, Kilgraston and Dundee High School all within easy reach. There are railway stations at Perth and Dundee. Dundee Airport (18 miles) has direct services to London, while Edinburgh Airport (59 miles) has a wide range of domestic and international flights.
  • The location is ideal for those who enjoy outdoor sports. There are three golf courses at Blairgowrie (including a championship course) and a further three courses at Alyth. The Perthshire Hills and the Angus Glens are easily accessible and popular with hillwalkers; there is skiing at Glenshee (about 26 miles) and first class salmon fishing on the rivers Tay, Isla and Ericht. For those who enjoy shooting and stalking there are plenty of opportunities on local estates.
