About this property

  • Laverockbank Farm is a pretty traditional farmhouse and steading that was once part of Mansfield Estates. Over the last 10 years the property has been completely refurbished and sympathetically extended. It is now a characterful and beautifully finished family home along with a steading that incorporates a charming cottage, a ceilidh barn and a useful garage/store.

At the entrance to the house a welcoming porch opens into the front hall. To the left is the study which is fitted with shelving and is a peaceful room in which to work. To the right of the front hall is the sitting room which has an open fire, a southerly aspect and glazed double doors that open into the fabulous open plan living/dining/kitchen. The kitchen is located in an extension to the house which was added in 2009. It is a perfect combination of contemporary and traditional with its cream AGA, painted timber units and granite worktop. Two sets of glazed French windows open onto the lovely west facing terrace. With a comfortable seating area, a breakfast bar and dining area this room is ideal for family life and for entertaining. Behind the kitchen is a rear hall, a utility room and two back doors allowing plenty of space for boots, coats and laundry. On the first floor there is a master bedroom with en suite bathroom, three further double bedrooms and a family bathroom. New oak doors and floors, refitted bathrooms, flagstone flooring and double glazed sash and case windows demonstrate the quality of the sympathetic restoration of Laverockbank which has retained all its character and integrity and is in move-in condition. A delightful addition to the farmhouse is the verandah which wraps around the rear of the house and forms an attractive transition from the house to the terrace and the garden.

    The Cottage
The cottage has been created within part of the former stone steading at Laverockbank Farm. It consists of an open plan living/dining/ kitchen, a sitting room, two double bedrooms and a bathroom. Like the farmhouse, the heart of the cottage is in the kitchen from where French windows open to another pretty verandah. Where possible the original features of the steading have been retained including small sections of the old horsemill and a pretty row of windows above the verandah, all of which give the cottage enormous character.

    Ceilidh Barn
The Ceilidh Barn is separate from the cottage although it is part of the same building. It has an impressive double height barn which has most recently been used for parties. It is fitted with a wood burning stove and an enormous picture window frames the view to the hills behind Laverockbank House. The ceilidh barn could be converted for a number of uses depending on a buyer's requirements.

    Garage
The brick and stone built garage is also part of the original stone steading and is currently used as a workshop and store for tools and garden machinery.

    Garden
A short private driveway leads off the main road and through an electric gate to a parking area to the side of the house. The formal garden is laid out to the front of the house with an ornamental pond and a neat lawn planted with beds of shrubs. Beside the kitchen is a pretty paved terrace which is a sheltered spot to sit out in the summer. There is a useful area of hard standing to the east of the steading behind which is an expanse of long grass with mown paths.

    Land
To the west of Laverockbank is a paddock of about 0.37 acres which is principally enclosed by a post and rail fence. To the east of Laverockbank is a field of about 2.82 acres which is currently occupied by a few sheep and chickens and which would be ideal for buyers with horses or hobby livestock.

Laverockbank ticks pretty much every box for families: it is beautifully presented and in move-in condition; it's only a 20 minute drive to Perth and almost every private school in the county; the open plan living room/kitchen is a fantastic and practical space, while the garden and fields offer the opportunity to keep animals.
