About this property

  • South Kinrara is an impressive Victorian stone house with an extension of the early 1890s which has been a cherished family home for 40 years. The house is now ripe for some modernisation and provides an excellent upgrading opportunity on one of the prettiest streets in Kinnoull. The house is approached via a tarmac driveway which leads from Fairmount Terrace up to a parking area beside the house and to a garage. The front door opens to a vestibule and then to a welcoming reception hall which is open to the sitting room. With a bay window and wood burning stove, this is a welcoming and informal room forming the heart of the house. The sitting room is one of three main reception rooms at the front of the house all of which have large windows framing an incredible view over Perth and the hills beyond. The dining room links to the kitchen which has an AGA and a lovely flagstone floor that runs through to the large utility room behind. The drawing room was built as a library and subsequently used variously as a library, snooker room and formal dining room. It is ideal for entertaining. Behind this room is a Mozolowski & Murray conservatory which was added to the house in 2008. The conservatory has been cleverly positioned to showcase views over the garden as well as the city. There is also a study and a shower room on the ground floor.

On the first floor there are three double bedrooms, all with fine proportions, fireplaces and large windows. The principal bedroom has a dressing room which, subject to obtaining the relevant consents, would make a great en suite shower room. On the second floor there are two smaller rooms with dormer windows which are currently used for storage but could be made into charming children's bedrooms. A walk in store room on this floor also offers potential.

    Garden
The garden at South Kinrara is a particular feature of the property having been thoughtfully landscaped and planted over the years with a huge range of interesting plants, trees and shrubs. At the foot of the garden is an area of wildflower meadow with a beautiful blossoming cherry tree followed by a lawn with roses and herbaceous beds. As the garden rises up towards the house there are terraces of herbaceous plants retained by attractive stone walls. At the back of the house the garden continues to rise in terraces with areas of lawn and differing levels divided by hedges and pathways. The garden is a treasure trove of interesting and sometimes rare plants and shrubs which have been collected and nurtured over the years.
