About this property

  • Loanhead of Kilry is a pretty, whitewashed traditional farm cottage which is attached to an old stone byre. The property has been extended and adapted over the years and subject to obtaining the relevant consents there may be potential to develop the accommodation further depending on a buyer's requirements. The property is approached from a pretty no-through lane via a short gravel driveway where there is lots of space to park at the rear of the house. A large vestibule is ideal for coats, boots and dog beds and leads to the hall which connects a dining room and kitchen with the sitting room. The sitting room is a wonderfully bright room created from a section of the former byre and has a woodburning stove and a large south facing window filling the room with light. The dining room similarly faces south and makes the best of the fabulous view. Cream painted cabinets and an original range cooker give the kitchen an old-fashioned warmth and charm. Beyond the dining room is a WC and the original front porch which opens to the garden.

On the first floor a half landing leads to a double bedroom with en suite shower room and on the main landing there are two further double bedrooms and a bathroom.

    Annexe
A recently refurbished annexe at the east end of the house has a south facing sitting room, a dining kitchen, a bedroom and a bathroom. It also has its own front door and would work well as a guest annexe, accommodation for a relative or as a self-catering holiday let.

    Outbuildings
An old stone byre running perpendicular to the main house at the west end of the property makes an excellent workshop and garage. With the relevant permissions it may offer potential for conversion into additional accommodation or an office or studio, depending on requirements.
There is also a double car port, a timber shed and a log store.

    Outside
Loanhead of Kilry sits in a total of 1.18 acres of which 0.3 acres is grass paddock. The garden is a particular feature of the property having been thoughtfully landscaped and planted over the years. Naturalised spring bulbs, herbaceous borders, clipped hedges, mature shrubs and climbing plants provide a beautiful display of colour throughout the spring and summer. Beyond a neat beech hedge at the foot of the garden is the productive area of the garden. A gateway between a post and rail fence opens to a grassy paddock ideal for keeping chickens or hobby livestock.

Local information

  • Loanhead of Kilry is very attractively situated at the foot of Glenisla which is arguably the greenest and prettiest of all the Angus Glens. From its elevated position the house has glorious southerly views over rolling farmland to nearby Formal and Balduff Hills as well as the Sidlaw Hills beyond. Loanhead of Kilry is ideally placed for a range of country pursuits, whether it is skiing at Glenshee (about 25 miles), walking in the Angus Glens, trout fishing in hill lochs or on the Lintrathen reservoir, bird watching at Lintrathen and Kinnordy nature reserves, or salmon fishing on the rivers Isla and Ericht. There are three golf courses at Alyth with a championship course at Rosemount in Blairgowrie.
  • Kilry has a friendly and active local community centred around the parish church and village hall. Although Kilry is very rural, the small town of Alyth is only 5 miles away, offering local shops that include a butcher, several grocery stores, a post office, ironmonger and garage. Blairgowrie and Kirriemuir are about 10 miles away while Perth (27 miles) and Dundee (22 miles) offer a wide range of shops, services and cultural events. The Isla Primary School is close by with secondary schooling at Kirriemuir and Blairgowrie.
  • The area is easily accessible from the A94 that links Perth and Forfar. From Perth the M90 provides a rapid motorway connection to Edinburgh while the A90 dual carriageway, which runs from Perth to Dundee and Aberdeen, is easily reached via Kirriemuir.
