About this property

  • The Tithe Barn was converted in 1984 and occupies a discreet village position at the end of Church Lane adjoining the church and the river, over which there are beautiful views.

Double doors open from the entrance hallway into an impressive vaulted dining hallway, with ornate plaster ceiling and French doors to the south garden's terrace.

The quarry tile floored kitchen has fitted units under granite worktops, a double Belfast sink and Rangemaster. It adjoins a utility, with stable door to the garden, and an oak framed and floored garden room, ideal for family dining or as day room, from which French doors open to the garden.

The triple aspect sitting room has a wide inglenook, housing a Franklin muti-fuel stove and south west facing French doors to a further terrace.

A spiral oak stair case rises to the first floor library/study, with elevated views over the river and access to a raised veranda. The principal bedroom has fitted wardrobes, en suite bathroom and dressing room. It links across a galleried landing to the main landing and two further bedrooms, served by a shower room. There are three further second floor bedrooms with a bathroom.

The gardens are walled and wrap around all sides of the house. They are beautifully landscaped and offer seclusion and views, with lawns bordered by flowering and shrub borders, linking to entertaining terraces. Double gates access the driveway, with a double garage and adjoining workshop.

An additional lower riverside garden has been held under licence throughout the current owner's tenure from the Burghley Estate. It may be transferable, subject to verification.

I think this property and its beautiful setting is simply enchanting. Nestled below St Mary's Church, with elevated views over the River Welland to fields, with charming accommodation and delightful gardens, this is one of my favourite homes. Duddington is a highly attractive period village, from which there are some fabulous country walks. It is also a convenient location for commuters needing access to Peterborough or Kettering's mainline railway stations and for school parents. Stamford, Oakham, Uppingham and Oundle are all within a 12 mile radius.
