    About this property

    • A Tuscan farmhouse with a difference. Overlooking the beautiful Val Minima, 30 minutes from the historic town of Cortona and 45 minutes from Perugia airport.

The house, which dates from the 17th century, is set in 5,000 square metres of land. It has a mature, terraced garden, an orchard, tennis court and 6 x 12 metre swimming pool. The house itself - with a total floor area of approx. 300 square metres - was completely restored in 2012 to an exacting standard and now reflects the Scandinavian/Mediterranean influences of the current owners.

Unlike typical Tuscan villas, Le Cannelle is now flooded with light having sand-blasted oak beams, hand-fired pale terracotta tiles and a pale colour palette throughout, set off with splashes of colour from Finnish designers Marimekko.

Le Cannelle is easily accessible through a gated entrance off the country road from the Val Minima to Cortona, yet totally private and protected by mature shrubs and trees.

At the front, the house has three entrances. An external staircase to a classic loggia leading to the main door. To the side, a ground floor entrance through double steel and glass doors into the conservatory, which in turn leads into the open plan kitchen and dining room. Also to the side of the house a second external staircase leading to the canopied first floor terrace and entrance via French double doors to a separate drinks/bar area with its own sink and fridge bar unit.At the rear, the house can also be accessed through double doors leading from the open plan dining room and kitchen to the large rear terrace with its spectacular views over the private gardens. Steps from this terrace lead down to the swimming pool.

Entering the house from the ground floor glass doors of the conservatory you will find the fully equipped kitchen with corian work tops, double ovens and bright orange Smeg refrigerator leading through to the open plan dining room and double French doors to the large terrace. In the summer months this is the hub of the house and it works beautifully. Also on the ground floor are three double bedrooms and three en-suite bathrooms.

Via a newly designed staircase with ground edge LED stair lighting there are on the first floor two further double bedrooms, another excellent bathroom and also the master bedroom suite with a glass wall shower unit and elliptical bath, again with lovely views over the gardens.

Entering the house from the external staircase and loggia you will find yourself in the magnificent high ceilinged main reception room with original fireplace - a perfect setting for entertaining. There is a new Jotul 40,000 btu wood burning stove in place and, together with the full central heating system, easily turns this space into a cosy alternative for winter living. Also on this floor is a TV/music room for those quiet moments and the meeting/drinks room with it's fitted bar and doors to the first floor terrace with spectacular views of the distant Appenines. All the reception rooms on this floor are also flooded with natural light and offer a cooler, calm alternative to the main "hub" of the house around the open plan dining room and kitchen areas on the ground floor.

The very private and mature gardens at Le Cannelle are terraced and include a large orchard with cherry, apricot, fig and plum trees, a hard tennis court and the large 6m x 12m swimming pool with Travertine surround. There is an automatic sprinkler watering system for the gardens and secure fencing throughout.

This beautiful property, both the house and garden, exude peace and tranquillity and the location, though rural, is easily accessible and convenient.

    Additional information

    • Cortona is the Tuscan hill town made famous by Francis Mayes in her book Under the Tuscan Sun. Surrounded by 3,000 year old Etruscan walls, much of this history of the town is maintained through the varied architecture. With beautiful views over the Val di Chiana and towards lake Trasimeno, Cortona is an attractive place to spend some time. Worth visiting are the Church of the Madonna del Calcinaio painted by Francesco di Giorgio Martini (1485-1513), the Palazzo Comunale and Palazzo Casali which house the Museo dell'Accademia Etrusca, and the Museo Diocesano with works by Signorelli, Beato Angelico, Sassetta, Lorenzetti, etc.
