    About this property

    • Skeynes Park is an impressive and striking Grade II listed mansion dating from 1840 with far reaching southerly views and set within wonderful garden and grounds. The house retains exceptional period features including high ceilings, elegant fireplaces, decorative cornice, ceiling roses, French doors, dado and picture rails, casement and sash windows, some window shutters, brass window furniture, oak flooring and radiator covers. There is a bespoke fitted kitchen and modern bathroom suites included within the well proportioned accommodation. Of particular note are the wonderful garden and grounds, which provide all year interest and amount to about 14.4 acres.

Historical Note: The property has extensive documented history including previous occupants dating back from when the house was first built. One of whom was The Hon. Patrick Bowes-Lyon who leased the property in 1901 and was the Uncle of the late Queen Mother who is reputed to have visited the house en route to the races at Lingfield.

The vestibule leads to the generous entrance hall with chequered marble tiled floor and an attractive staircase rising to the first floor.

The principal reception rooms provide elegant areas for formal entertaining and comprise a drawing room and dining room. Both well proportioned rooms are double aspect, with attractive fireplaces and French doors opening to the gardens.

A sitting room provides an ideal area for family living and has an outlook over the side courtyard. The recreational room (formerly a barn) features a fireplace with wood burning stove and an impressive double height vaulted ceiling with exposed timbers.

The library has an outlook to the side and has an excellent range of fitted bookshelves and cupboards.

The kitchen/breakfast room is fitted with a bespoke range of wall and base units and dresser cupboard with granite work surfaces incorporating a double butler sink. The room is double aspect with views over the gardens and benefits from a roof light. Appliances include a 4 oven Aga, space for a dishwasher and an American fridge freezer.

Adjoining the kitchen is an orangery with tiled floor and wonderful views over the gardens and beyond.

The laundry room has space for appliances, a butler sink and storage cupboards.

There is a useful boot room with direct access to the side terrace.

There is a well appointed shower room with W.C. and a separate cloakroom, both accessed from the hall.

The first floor landing features a roof light and gives access to an inner landing and stairs to the second floor.

The master suite comprises a generously proportioned bedroom with wonderful views to the south, window seats, an attractive fireplace and a range of fitted wardrobes. The dressing room is double aspect and also features a fireplace and wardrobes. The marble en suite bathroom comprises a bath, separate shower cubicle, ‘his and hers' vanity unit, W.C. and bidet.

The guest bedroom has an outlook over the courtyard and served by an en suite bathroom.

There are three further bedrooms on this floor, all of a good proportion and served by a spacious family bathroom.

Approached from the half landing is the fourth bedroom which is currently being used as an office.

Arranged over the second floor are two further bedrooms, one of which has access to a storage cupboard and in turn an attic space which benefits from planning to convert to an en suite shower room.

The indoor pool has an electrically opening roof and sliding doors to the side terrace. There is a changing room with shower and W.C and an additional sauna room with shower and plunge pool.

The house is approached over a sweeping drive of about a quarter of a mile, which leads to the front of the house and provides ample parking and leads to the double garage.

The formal gardens lie to the rear and side of the property and feature level lawns, gravel paths and box hedge enclosed rose beds. Wide stone steps lead to a lower lawn with topiary planting dividing these two areas. To the south-west is a terrace providing an ideal area for al fresco entertaining and featuring a ragstone wall to part of the elevations. Less formal gardens include areas of woodland, banks of rhododendrons and azaleas, grass paths, ponds and a lake. There is a variety of trees, shrubs and planting within the garden providing year round interest. There is a wall enclosed garden where the tennis court and wonderful kitchen garden are located. The kitchen garden comprises many beds, fruit cages and two greenhouses.

Woodland areas and a paddock with mature trees providing a park-like setting, form the remainder of the grounds.

Agent note: The drive is owned by Skeynes Park and provides limited access for two neighbouring properties.
