A handsome & impressive period townhouse in a highly convenient position with a self-contained flat in this prime central location with far-reaching views over the Common and the town.
49 Mount Ephraim is one of two instantly recognisable, striking semi-detached Victorian townhouses, enjoying an elevated position on Mount Ephraim and wonderful townscape views. The house provides generously proportioned, highly stylish accommodation set across three floors, with a flexible layout that can be used and arranged to suit individual needs. Many period features remain, including fireplaces in the kitchen and sitting room and the large sash picture windows in the principal rooms from which you can appreciate the ever evolving view of the town.
The ground floor has a generous reception hall leading to the formal dining room to the front and the kitchen/breakfast room to the rear. The kitchen/breakfast room benefits from attractive wall and base units providing good storage with a range of integrated appliances, there is good preparation space and ample room for a large dining table for more informal dining. The adjoining utility room has a sink and further storage with access to the external staircase that leads to the gardens.
The first floor is home to an impressive and welcoming sitting room, with views to the front, with an adjoining study area, ideal for working from home. A large double bedroom to the rear overlooks the gardens, with a large dressing area that leads to the en suite shower room. There is also a very conveniently placed laundry room on this floor.
The second floor is home to three further bedrooms; a large double with en suite 'jack and jill' bathroom, that bedroom four can also access and a further large double bedroom with en suite shower.
49a Mount Ephraim is an entirely, self-contained lower ground floor flat. 49a benefits from its own private entrance, there are two bedrooms, a generous sitting room, galley-style kitchen, and shower room. Ideal for overflow accommodation for visiting family and friends, or somewhere to retreat to for working home or for recreational space, the flat also provides an income-generating opportunity for both short-term or long-term letting, should it be desired. There is of course scope to integrate the lower ground floor into the house above, subject to any necessary consents.
Outside: The property benefits from a generous plot, for such a central Tunbridge Wells location, the house is comfortably set back from Mount Ephraim approached via a pathway through the pleasant front garden, with lawn and mature planting to the boundaries.
To the rear enjoys a very pretty part-walled garden with established planting providing interest and colour. A large, sheltered brick-paved terrace creates one large seating/entertaining area with steps and paths leading to a further raised area of lawn with large outdoor dining area under a charming wisteria covered pergola.
The property enjoys the notable benefit of a detached double garage, with EV charging point and parking to the front of the garage. This is accessed via Royal Chase.

You cannot help but be impressed by the views over the town and I love the styling here, which is sympathetic to the age of the house but with a stylish, comfortable, modern feel. The location is so convenient for all the town offers and the self-contained flat is the icing on the top for me!
