About this property

  • Beaumans Farmhouse occupies an exceptional rural position in an Area of Outstanding Natural Beauty with gardens and grounds of about 12 acres and far-reaching views over Bewl Water. There is a good choice of state and private schools in the area, the distance to Wadhurst mainline station is about 4.9 miles and Tunbridge Wells about 10.3 miles.

The present owners have lived in this delightful house for over forty years and this is a rare opportunity to acquire the property with the benefit of planning permission to create a modern open-plan kitchen/breakfast room and a garden room.

Beaumans Farmhouse, together with three neighbouring properties, lies at the end of a long private lane on the southern edge of Bewl Water, and the majority of rooms have a stunning view over open fields, the reservoir and the surrounding countryside.

The generously-proportioned living space comprises an attractive reception hall with an elegant staircase to the first floor, two principal reception rooms with fireplaces and French doors opening out to the garden, a sitting room/snug, a study, a farmhouse style kitchen/breakfast room, and a boot room/passage leading to a traditional walk-in larder; and there is a cellar below. Five double bedrooms, four with a wonderful view to the south, three bathrooms and a dressing room are arranged over the first floor, with a further attic room with en suite shower room on the floor above.

A courtyard lies to the north of the house, flanked by a self-contained one bedroom annexe on one side and, on the other, a laundry room, a garage and a tool shed/garden machinery store. The proposed kitchen extension will link these outbuildings to the main house.

Opposite the main gate, there is a paddock with four stables with a tack room, a pole barn and garage or machinery store with a tarmac forecourt.

Beaumans Farmhouse is set within a beautiful garden to the south and east with a flagstone terrace, lawns, a wild flower meadow, a parterre-style rose garden enclosed by beech hedging, herbaceous and shrub borders and a kitchen garden.

To the west and south-west lie the swimming pool, summer house and an all-weather tennis court. The fields beyond the garden curtilage provide a breathtaking view from the house and there is private access to Bewl Water via a gate in the southern boundary.

The attractive front approach leads through a gate to the main entrance on the west side of the house, with a gravel driveway providing parking and turning in front of the garage.
