A family home with breathtaking views and your very own natural swimming pool.
Tan Yr Allt is a wonderful modern home which has previously been run as a B&B. The house is extremely well presented and built to take in the wonderful scenery, allowing in plenty of natural light, with versatile living accommodation. Much thought has been put into the wonderful interior features including the oak flooring, solid oak doors and oak staircase with wrought iron balustrade.
The ground floor opens into a welcoming entrance hall which has a dining room, sitting room and a double bedroom off, all overlooking the rear of the house, the pool and wonderful views. The dining room has French doors leading outside onto the decked balcony which spans half of the house and is predominantly south facing. This is a real lifestyle part of the house. The sitting room has a multifuel wood burner and offers in plenty of natural light. The double bedroom is double aspect and has an en suite shower room. This room could also serve as a further reception room.
The family kitchen has a oak topped breakfast bar with a number of fitted floor and wall units, granite worktops, a butlers sink and an electric Beko Range oven with LPG gas hob. There is a door leading outside to the side of the house, and a separate pantry with fitted shelves, units and a sink.
The lower ground floor has a utility room and double doors leading outside onto the gardens. There is plumbing for a washing machine and although this part of the house is currently being used for storage and as a workshop, it could work particularly well as a separate annex or as a games room/gym.
The first floor is currently used as an annexe with a fitted kitchen breakfast area with separate utility, a delightful sitting room with fully glazed windows overlooking the pool and views, a principal bedroom suite with an en suite shower room, a family suite with separate bathroom with shower over bath and a single room/office. There is also a further double bedroom.
The second floor has a landing area with three double bedrooms, one with an open en suite shower room and a separate WC with vanity sink unit, and a separate shower room.
Outside
Tan Yr Allt has a wide driveway allowing parking for several vehicles. There is an attached garage with a loft space above and a backup generator. The majority of the gardens and grounds are positioned at the rear and the side of the house which is south facing and allow you to take in the breath taking surroundings and views towards Wills Woods.
The pool, officially named Lyn Dolanog, is a huge feature which is fully stocked with Trout and Carp with beautiful water lilies around the edge along with specimen trees. The pontoon bridge allows access to the most fabulous decked sun bathing area which allows al fresco dining along with three decked jetties. There is a regular Otter who visits the pool along with Heron and Pine Martin.
Surrounding the pool is a lawn area which expands up to the boundary fence and out to the side to the glazed summer house which is currently used as a workshop but would make a fantastic studio and has a wood burning stove.
There is a condition of the planning permission that Tan Yr Allt pool cannot be used as a stand alone fishery. It is purely for the owners and guests of Tan Yr Allt.
