    • Newlands Grange is a handsome, Georgian country house that sits amidst landscaped gardens with far-reaching views over open countryside. The property has been extensively renovated in recent years and now provides high specification accommodation which meets the requirements of modern-day living, while retaining a host of period features: This includes bespoke handmade timber sash windows, marble fireplaces, panelled doors, high ceilings, decorative cornicing and working shutters. Over the last 12 months the house has been fully decorated, and extensive electrical and plumbing works completed by local reputable companies, including a new and fuse board, new radiators throughout and a state of the art ensuite.

The well-proportioned main reception rooms are located to the front of the property and have a southerly aspect while to the rear there is a fabulous kitchen/breakfast/sitting room which provides a stunning everyday living area. The new high-quality fixtures and fittings are in keeping with the character of the house and the interior designed décor is extremely tasteful.

The locally made front door, with attractive stained glass, opens into a generous porch with tiled floor and large sash picture window offering views over the front garden. Glazed double doors lead into the inviting entrance hall which gives access to the main receptions rooms. The drawing room and dining room both have imported french marble fireplaces with open grates, enjoy stunning southerly views over the garden and open countryside beyond and offer fabulous formal entertaining spaces. The stunning kitchen/breakfast room is fitted with a comprehensive range of shaker-style painted units with complementary granite work surfaces, smoked mirror splash-backs, concealed lighting, under-mounted sink, a four-oven oil-fired AGA with hot water boiler, integrated dishwasher, large freestanding fridge and matching freezer. There is ample space for a large table and chairs for everyday dining together with a generous informal sitting area, with attractive limestone flooring throughout and two sets of french doors which lead out to the rear courtyard and side garden terrace. A door from the kitchen leads to a rear hall which gives access to a tastefully refurbished utility/boot room, bathroom and separate cloakroom/WC; a further new door from the hall leads to the rear courtyard. The utility/boot room has attractive tongue and groove panelling and bench seating, a large coat cupboard together with a range of further cupboards, single sink and drainer, plumbing for a washing machine, space for a tumble drier and houses the oil-fired boiler. The wet room style bathroom is fitted with a double-ended bath, walk-in power shower, wash hand basin and WC.

An impressive staircase with painted barley twist spindles and french polished bannister leads up from the hall to the bright and spacious first floor galleried landing with a striking library/study area with a large picture window to the front and built-in oak cupboards with bookshelves above. The library/study area could be converted easily to form a separate room if required. The master bedroom has a window to the front offering stunning elevated views of the garden and beyond and benefits from two deep wardrobes. There is a further generously-proportioned double bedroom to the front elevation which has an original Georgian marble fireplace with cast iron insert, a new dressing area and fully tiled ensuite with concealed lighting.

The two additional double bedrooms are located to the rear with views over the courtyard, both of which have fitted alcove cupboards and bespoke wooden shutters.
