    About this property

    • Little Edstone House is a superb period farmhouse set in the heart of the tranquil Ryedale countryside. The property has undergone a significant overhaul by the current owners which includes the addition of dormer windows to the attic space to create further bedrooms, extensive works to the exterior and the installation of a bio-mass boiler.

With flexible accommodation of nearly 5,000 square feet, the layout has been reconfigured in a way that would work well as a beautiful family home or to allow for multi-generational living with the wonderful addition of a one bedroom studio flat. The property enjoys particularly impressive views across its own grounds and the surrounding open countryside beyond.

Entered through a spacious and light entrance hall, the ground floor accommodation enjoys three generous principal reception rooms; most notably the south-westerly facing sitting room which benefits from four sets of French doors opening out to the garden.

Adjacent is the kitchen-dining room which is fitted with bespoke wooden units, a range cooker, and an Esse wood burning range cooker. French doors open out to the garden creating a wonderfully bright space. This generous room has space for a dining table and sitting area, making it ideal for everyday living.

Continuing through the ground floor there is an additional kitchen which could serve as a utility room, a boot room and guest WC.

Six double bedrooms sit on the first and second floors, three with en suite bathrooms and the remaining three having access to the house bathroom. All bedrooms enjoy their own unique views, most notably the Principal bedroom which has French doors opening to a fabulous balcony.

Externally the property faces onto a southerly lawned garden flanked by a hedge and planted borders. To the west of the property there is a fabulous orchard with a variety of fruit trees and a substantial Alitex greenhouse.

There is an additional grass paddock of around 2.1 acres available by separate negotiation.

Approached by a private driveway, the property has a three bay timber carport, with additional storage room, to the rear and off street parking for several cars.

Leisure Facilities: The owners of Little Edstone House could have the use of the neighbouring leisure facilities, including swimming pool, gym and tennis court.
