  • Addicate Farmhouse is an attractive and very conveniently located country property which was originally built as a farmhouse on the local estate. The house sits to the south of the access road with its steading buildings situated behind. It is believed to date from about 1900, and was acquired by the sellers in the late 1980s. Stone built, with a slate roof, the house faces south, and sits within its own enclosed gardens. It is mostly double glazed and benefits from propane gas central heating through a Rayburn, which was replaced some 15 years ago. The house still retains much of its period style and character, including cornicings in the main reception rooms.

    At the back of the house is a garden store with water, power and light. The attractive garden is enclosed by hedges and comprises lawn and trees, including both cherry and plum trees. There is a further area of garden behind a hedge.

    On the other side of the access road is a stone built shed with a slate roof which comprises a wood store with cobbled floor and a garden store with a concrete floor. Behind this is a stone built steading with a pan tiled roof, again with a concrete floor, power and light. This provides extremely useful storage and the surrounding area is down to grass.   • Addicate Farmhouse is situated in a lovely rural setting to the south of the River North Esk, which is the county boundary between Angus and Kincardineshire, and between Brechin and Montrose. It is very conveniently located with the easily accessible A90 dual carriageway providing fast access to both Aberdeen and Dundee. Journey times to Aberdeen and Aberdeen Airport have been much improved by the Western Peripheral Route.
  • There is local shopping in the nearby village of Hillside which has a shop / post office and a primary school, and at Stracathro Services. There are further primary schools at Stracathro and in Brechin. More extensive shopping, together with banks, secondary schooling, swimming pool and leisure centres are found in both Brechin and Montrose. Montrose has a railway station with regular services to Aberdeen and to the south, including a sleeper service to London, with a further railway station in Laurencekirk. Private schooling is available locally at Lathallan and at Dundee High School with both having a dedicated bus service from Brechin. Aberdeen Airport has a range of domestic and European flights and there are services from Dundee to London Heathrow.
  • There are popular beaches at Lunan Bay and St Cyrus. Away from the coast lie the Angus Glens. Fishing can be taken on the rivers North and South Esk, while local golf courses include Montrose, Brechin and Edzell. Montrose Basin is a nature reserve which is renowned for its wide variety of migrating birds. House of Dun (National Trust for Scotland) is nearby and has lovely walks.

  • Directions: If coming from the south on the A90 at Brechin take the northernmost turning (B966) signposted Brechin and Edzell. Following the signs for Brechin and before reaching Trinity take the first turning on the left signposted Logie Pert and Hillside. Continue on this road for 1.8 miles and at the junction continue straight on and then bear right signposted Dun. Continue for 0.8 miles and then turn right into a hedge-lined estate road. Addicate Farmhouse will be seen after 0.6 miles. If coming from the north on the A90, just after passing Stracathro Services, some 10 miles south of Laurencekirk, turn left signposted Dun and proceed up the hill.
