A stunning barn conversion in former farm developed by Stonewood

About this property

  • Babdown Farm Barns were originally built in 1847 for the Holford family who owned the Westonbirt estate. The architect is believed to have been Lewis Vulliamy who designed the magnificent Westonbirt House and Babdown Farm is one of several model farms which were erected on the estate. The various barns are grouped round an attractive large grassed courtyard and were converted beautifully by Stonewood Homes in 2016.

Babdown Farm comprises 7 barn conversions and 1 farmhouse refurbishment, in an idyllic country setting just outside of Tetbury.

At 2,859 sqft, The Granary is one of the largest properties on the farm, occupying the majority of the original Granary building. Accessed down a long sweeping gravelled drive, with views across the surrounding fields, The Granary is to the rear of the farm.

The Granary can be entered through the main double height, glass and timber doors however the owners tend to use the side door for everyday use. This door takes you in to a good sized entrance Hall/ Boot Room area, perfect for hanging coats and leaving muddy boots. Directly in front is a large Utility Room with a Belfast sink and built-in washing machine.

In this section of the house there are two beautifully designed bedrooms; both boasting wonderful high beamed vaulted ceilings and stunning views out across the kitchen garden. The larger of the two has its own ensuite shower room while the other is serviced by a shower room just across the corridor.

The Granary's living and entertaining spaces are all located in the footprint of the original barn which acts as the heart of the house. Even though there are no interior wall, the ceiling height in places is over 4 meters high and the space is over 800sqft, it has been so cleverly designed that while achieving an incredible WOW factor, it also oozes a sense of cosiness in areas like the Sitting Area with a lower ceiling and log burner to sit around. The spaces lead seamlessly from one another with the exposed honey coloured Cotswold stone walls and underfloor heated stone floor throughout; the Dining Area benefits from the full barn ceiling height, with wonderful views out across the front garden through the main barn doors; the Kitchen is a bespoke Parlour Farm design with fully integrated appliances and large kitchen island with further storage and built-in wine fridge, it works beautifully against the Cotswold stone of the barn; finally the Snug Area at the rear of the room offers an additional space to sit, read or admire the garden with large glass backdoors leading straight out. There is a side door that leads out to a covered area, the perfect spot to entertain semi-al fresco if the British weather is unpredictable.

Upstairs is laid out over one floor. The Principle Bedroom suite is entered through a walk through built-in Dressing Room, with beamed vaulted ceiling and a mezzanine level space above the en-suite Bathroom and stunning views across the gardens and surrounding fields.

The Office area is a quirky, versatile space, framed beautifully by the stone arch of the original barn's design, with a multi-level vaulted ceiling and a row of low windows offering views across the gardens below.
Bedroom 2 also benefits from fantastic vaulted ceilings creating a wonderful sense of space with access to a mezzanine level, ideal as a dressing room or snug area. There is also a separate bathroom.

    Outside
The Granary's gardens have been beautifully landscaped, to the front is lawn with paths leading to both entrances, beautifully frames by the maturing beech hedges growing around. At the rear, the two sections are encompassed by smart drystone walls. The formal area is mostly laid to lawn with a patio terrace in the middle and built-in pizza oven, fantastic for drinks and al-fresco entertaining while the other part is a kitchen garden, host to four wonderful raised vegetable beds.

There is ample parking for four cars and a further two in the double garage where there is also a first floor store level.
