    About this property

    • The first and second floor maisonette at 27 The Circus is a superb duplex apartment with living accommodation situated on the principal floor of the magnificent Grade I Listed building. This property provides a very rare combination that utilises some of the best rooms to be found within these magnificent houses. There are many architectural features typical of the period such as elaborate cornicing, fireplace and shutters.

From a communal entrance at ground level, communal stairs lead up to the first floor and the entrance to the property. Upon entering the property at first floor level there is an entrance hall and cloakroom. Of particular note is the stunning drawing room with three full length windows overlooking The Circus. There is a feature fireplace with large mirror above, intricate cornicing and a superb ceiling rose with impressive chandelier. Double doors open into the kitchen/dining room to the rear, which provides an excellent entertaining space and leads out onto a large balcony. This provides a fantastic outdoor space from which breath-taking views over the city and the surrounding countryside can be enjoyed. The contemporary kitchen has been beautifully appointed and provides a range of base and wall units with a variety of integrated appliances. The dining room has a large, fitted dresser.

On the second floor is a principal bedroom with walk in wardrobe,a double guest bedroom, a third double bedroom with further walk in wardrobe and a family bathroom.

On a mezzanine level between the ground and first floors is a separate utility room that belongs to the property. Between the first and second floors of the communal staircase is a second mezzanine level room that provides a convenient storage area. Very conveniently, there are also two access doors in addition to the entrance via the hall to allow movement of large furniture.

    Local information

    • 27 The Circus is situated in the heart of the Georgian city and the position is one of, if not Bath's finest. Bath is a World Heritage Site and enjoys international renown for its Roman heritage and Georgian architecture and offers a wide range of shops, cultural, sport and leisure facilities. There are excellent schools, both in the private and state sector, along with two universities. Communications are excellent, with regular mainline train services from Bath Spa station to London Paddington (journey time approx 75 minutes) and Bristol Temple Meads (journey time approx 15 minutes) while junction 18 of the M4 motorway is approximately 11 miles north.
    • 27 The Circus is situated on the southern side of John Wood's King's Circus and is one of the finest examples of Bath's Georgian architecture. Designed by Bath's most renowned architect, John Wood The Elder, and built by his son, John Wood The Younger between 1755 and 1767, the property is constructed of classic Bath stone elevations under a slate tiled roof. Wood's inspiration for the Circus was The Colosseum but whereas The Colosseum was designed to be viewed from the outside, The Circus faces inwards. Three classical orders (Greek, Roman and Corinthian) are used, one above the other in the elegant arched facades. The frieze of the Doric entablature is decorated with alternating triglyphs and pictorial emblems including serpents, nautical symbols, devices representing the arts and sciences, and Masonic emblems. The property enjoys a pleasant outlook to the front over the central circular green where there is a group of mature plane trees. To the rear there are stunning views over the city and the surrounding countryside and hills.
