Kirton Wood presents purchasers with a unique opportunity to acquire a large mature woodland with a variety of tree species, in a sought after part of Lincolnshire.
The wood is accessed down a farm track with a right of
access being in place across this track from the public
highway. The property in total extends to 75.41 acres (30.52
hectares) and is for sale in one lot. The woodland consists
predominantly of mature oak, ash and lime, with areas of
standing hazel that have been coppiced regularly. There are a
number of other species of trees present across the woodland
including maple, birch, dogwood and hawthorn. There are two large rides running through the woodland enabling extraction
of timber and wildlife to move through the woodland.
The woodland is assigned as Ancient Woodland and is
classified as a Site of Special Scientific Interest (SSSI). To the
south of the wood adjoining the access track is an area of
damp unimproved natural grassland providing an excellent
habitat for invertebrates.
Under the ownership of the current vendors the woodland
has been well managed with a woodland management plan
being operated. The wood is zoned with areas at separate
cycles in the management process. Recently some areas have
been thinned with the timber sold and other areas have been
fenced with deer fencing, enabling them to thicken, creating
different habitats for wildlife.
The land was entered into a Higher Tier Countryside
Stewardship Scheme, the agreement terminated on 31st
December 2023.
The scheme enabled capital improvements to be made to the
woodland with deer fencing installed and an annual revenue
of £2,832 per annum received across the site.
There are opportunities for exploring new income streams
including but not limited to the sale of carbon that is
sequestered by the trees, biodiversity net gain as part of the planning process and leisure activities.
