A listed Essex barn conversion & annexe set in about an acre on the edge of a sought-after village.

About this property

  • Bury Barn is a delightful Grade II listed barn conversion, lovingly restored in 1998 by the present owners and offering extensive versatile open plan living accommodation. Access (shared) is through a five bar automated gate and along a gravel driveway that sweeps round to the left of the well laid out plot to the barn and additional outbuildings.

The barn is of timber frame construction with a black weather boarded façade and a red pantile roof. The building includes many period features such as vaulted ceilings, stripped pine flooring, wooden latch doors and exposed beams. The two-storey glazed entrance has a galleried landing above and doors off to a ground floor cloakroom/utility room and a spacious well fitted larder. The kitchen area has views over the garden to the front and includes a range of fitted units with pine worktops, a central island and an AGA, and the dining area beyond the island has views over the rear and the countryside beyond. In the centre of the open plan area a feature known as a midstrey (originally a projecting porch designed to protect the entrance to a threshing barn) opens up into a spacious reception room featuring an impressive brick open fireplace with a cast iron Jotul wood burner, a deep-window and window seat, views over open countryside and double doors leading on to the rose garden. A wooden staircase at the far end of the barn rises up to a mezzanine floor currently used as a snug.

The main staircase is within the midstrey and leads up to the galleried first floor landing, which is a lovely feature overlooking the living area below and giving on to four bedrooms; the principal bedroom with its full height windows framing views over the garden, three more bedrooms and a family bathroom with four piece suite and heated towel rail.

A range of additional buildings outside includes:

The Granary: a listed circa 17th century two storey building with planning permission to convert to a one bedroom annexe. (APP: 17/01720/LBC)

Bury Cottage: A black single-storey weatherboard building, originally a cowshed and now a fully equipped one bedroom annexe with mezzanine storage areas.

A black weatherboard garage (currently used as a workshop) with attached garden shed and a pool house ideal for outside summer entertaining.

The property benefits from a heated swimming pool (which is in need of some attention) situated in the south west corner of the plot (liner may need changing within a year or so) and a mature, well stocked garden with a beautiful rose garden, a well designed and screened vegetable garden and a variety of fruit, lime and silver birch trees. An avenue of hornbeams lines the eastern boundary of the property and there is gated access at the west boundary that leads to footpaths over the adjacent countryside.

Bury Barn has so much to offer but it's the setting and the garden which set it apart, it really is quite something.
