About this property

  • Barronhall is a delightful Georgian house dating from the 1820s. The house is full of character and accordingly retains many original features, however it was fully re-wired and re-plumbed with a new kitchen and bathroom installed by the current owner in 2013.

The front door is accessed through the garden. It opens into a reception hall with a decorative arched beam overhead. Off the hallway is the kitchen / dining room and a double bedroom. The kitchen has fitted wall and base units, quartz surfaces and an electric Mercury range cooker. There is a mains gas point behind this if preferred. A window overlooks the rear garden with working shutters and a window seat. A utility room sits beyond and is plumbed for appliances. From the kitchen, a door leads into the back hall and the porch for the back door. A shower room is also located off the hall with a shower compartment, WC and wash hand basin. The back door has steps down to a gate leading onto George Terrace.

The curving wall hung stairs rise up to a galleried landing on the first floor. The sitting room is a beautiful room with south and west facing windows framing spectacular views across St Monans harbour and the Firth of Forth with the Bass Rock and North Berwick Law in the distance. There is a log burner with marble surround, and an arched recess for a sideboard with cupboards on either side. The principal bedroom is a nicely proportioned room with a southerly aspect over the garden and working window shutters. It is next to the bathroom which has both a shower and bath. A single bedroom is located between the principal bedroom and the sitting room.

    GARDENS AND GROUNDS
Barronhall is set in a south facing enclosed garden with a wonderful variety of fruit trees, shrubs, roses and hedges. Immediately in front of the house is a flagstone terrace for outdoor entertaining and barbecues. There is a lawn beyond backed by shrub beds with a hexagonal wooden summer house.

A rose-covered, wrought iron archway and stone steps lead down past a high hedge to the outer garden which runs the full length of the property. There is an abundance of roses, rhododendrons and camellias. The boundary at the end of the garden is marked by a retaining wall. To the side of the garden is a gravelled area with double gates leading on to George Terrace. According to the seller, there is potential for this area to be used as off-street parking if the pavement were to be levelled to provide access (subject to consent from Fife Council).

The rear garden has a cobbled path passing through the stocked flower beds leading to the pedestrian gate onto George Terrace.

    Studio and Store
In the northwest corner of the property, where Hope Place meets Braehead, is a detached studio. It has trellising and a vine set over a paved terrace outside. Below the studio is a store with a door accessed from Hope Place. This has a concrete floor and exposed stone walls.
