Delightful family home with potential to extend, with off-street parking, garage and beautiful gardens
4 Stirling Road Road is a charming semi-detached family house offering spacious, comfortable and bright accommodation set over ground and first floors. The property benefits from plenty of natural light throughout the day with both east and west aspects, further enhanced by the delightful cupola crowning the stair which rises to the upper level. The property retains much of its original period charm with a range of delightful features, and caters superbly for family living with excellent living and reception space throughout the ground floor, and four comfortable bedrooms on the first floor. Of particular note are the elegant sitting and dining rooms, as well as the wonderfully light family room leading to the kitchen, both of which benefit from a southerly aspect providing an abundance of light throughout the day.
In addition there is access to a floored loft, where there is great potential to further extend the accommodation, subject to the necessary consents.
The property is set well back from the road and is approached via a driveway with off-street parking and access to the generous garage. There is a delightful and easily maintained front garden with a gated stone path leading to the front door. To the rear of the house there is a beautifully tended and well stocked walled garden. While orientated to the east, it benefits from a southerly aspect as well as unrestricted westerly light from over the garage. There is a range of mature plants, shrubs and trees providing colour for much of the year.
Lomond Park is situated very close by, for which a key can be applied for subject to a modest annual fee.

Trinity is one of my favourite areas in Edinburgh and this is a particularly charming home which I have no doubt will be extremely popular. The potential to extend into the loft is a huge bonus, and while easily large enough to cater for family living, the potential to create further space will no doubt be particularly appealing.
