The land is located to the north of the village of Temple Normanton, with the larger town of Chesterfield lying approximately 4 miles to the north west of the land. The land is well located with junction 29 of the M1 lying 3.5 miles to the east of the land. The land lies within a mixed farming area with adjoining fields being a mixture of arable and pasture.
The land extends to approximately 33.31 acres (13.48 hectares) and is divided into two enclosures. Access is taken directly off Postmans Lane where there are two double galvanized gates leading to the land. The land is currently fallow and has been since 2012 where it has formed part of the vendors greening measures under the Basic Payment Scheme. Prior to 2012 the land was cropped with cereals producing good yields. The land is split into two fields south facing that are divided by a hedgerow with a gate located in the hedge
enabling access between the two fields. The eastern boundary is fenced by post and rail fencing with the remaining boundaries being bordered by hedgerows. The southern boundary adjoins Muster Brook where there are a number of mature trees adjoining the brook. The land is classified as Grade 4 on the Provisional Agricultural Land Classification.
