A delightful home in a beautiful and private setting near Perth.
The Walled Garden was constructed in 1999 to a design by Perthshire-based Murdoch Architects. Built of brick and with an eye-catching arched window above its front door, the house reflects the characteristics of the original arched gateways preserved within the garden wall. A slate roof and overhanging eaves give the house appealing traditional character despite being only 24 years old. The dining room and the open plan dining kitchen (with electric AGA) are situated at the centre of the house, both have double doors opening onto a terrace in the garden. Similarly the sitting room, which is at the eastern end of the house, has double doors onto a pretty verandah. The sitting room spans the width of the house with windows on both sides enabling light to stream through and central fire place creates a warming focal point. There are two bedrooms on the ground floor (one with an en suite bathroom), as well as a utility room and a separate bathroom. On the first floor a bright galleried landing leads to the main bedroom which has walk in wardrobes and an en suite bathroom. There is one further bedroom on the first floor.
Garage and workshop
Integral to the house and accessed via the utility room is a double garage with a workshop behind. The workshop door opens directly to the garden and is ideal for storing boots and outdoor gear. There are two timber garden sheds and a greenhouse.
Garden
The area of garden within the wall extends to about 1.45 acres. It is private and peaceful. A central expanse of lawn is broken up with fruit trees, herbaceous borders and neatly clipped hedges. Clematis, roses and hydrangea climb the walls and carefully planted borders provide colour throughout the year. The verandah and the terrace are lovely places to sit out in good weather.
Land
To the south of the house and outside the walled garden there are about 2.62 acres of grass and woodland that will be sold with the property. This grassy area (referred to in these particulars as a paddock, though it is not fenced) runs down to about 1.89 acres of woodland. This land offers fabulous additional amenity and would make an excellent space for encouraging wildflowers, creating an orchard or keeping chickens or hobby livestock. Subject to obtaining the relevant consents, there may also be potential to build a studio, summer house, guest bothy or more extensive residential development on this ground. The Walled Garden will be sold subject to a clawback clause in the titles. A share of the uplift in value will be reserved to the sellers should any of the land be developed in the future.
