A riverside house and cottage in a peaceful and picturesque location
Originally built as a lodge for nearby Kindrogan House, East Lodge is C Listed and believed to date from the mid-1800s. Over the years it has been extended and modernised and it now has charming traditional character as well as modern and comfortable living spaces. The lower ground floor of East Lodge consists of a kitchen / dining room with electric Esse and painted timber-lined walls. Steps from the kitchen lead down to a bright and spacious sitting room with double doors opening onto the riverside terrace. Steps up from the kitchen lead to two bedrooms which are in the oldest part of the house. The principal bedroom is on the first floor. It has lots of space for furniture, built in storage and a covered balcony overlooking the river. On this floor there is also a bathroom and a shower room. There is a separate utility room attached to the house beside the kitchen back door.
River Cottage has been created from a stone outbuilding adjacent to East Lodge. On the ground floor there is an open plan kitchen/dining/living room with double doors opening onto decking beside the river. Two double bedrooms and a bathroom are on the first floor.
Both East Lodge and River Cottage are very well presented and over recent years, River Cottage has been run as a successful self-catering holiday rental. Further details relating to income and occupancy rates can be obtained from the selling agent.
Outside
The grounds at River Cottage and East Lodge amount to approximately 0.27 acres and include 39m of river frontage. Decked areas in front of each cottage make lovely places to sit out by the water. Elsewhere the garden is mainly grass. There is a timber garden shed and space to park two cars on the property.
A wooden building close to the river bank provides storage as well as insulated, floored and glazed office space with a power supply.
Note: Note: The sale plan within these particulars is approximate only. The plan shows the boundary of the property outlined in red along with two small strips of ground (hatched) that are used but not owned by the property.
