A handsome Victorian villa and cottage with loch frontage
Ardchoille was built in 1876 for an Alexander Sandison, and his initials are carved into the stonework high up on its main façade. The house was designed by the architect George T Ewing who designed various properties of a similar vintage in the locality. Ardchoille is C Listed and remains one of the grandest houses in the village. The house has an impressive façade with double and triple arched windows and a full height second storey ensuring that the rooms on both floors have large windows and high ceilings. At the front of the house an impressive drawing room has an open fireplace at one end and a bay window at the other. It is a fabulous room for entertaining. On the other side of the reception hall the sitting room and dining room are linked to the large kitchen with its timber units, kitchen island and a dining area which is warmed by a large wood burning stove. Steps from the kitchen lead into a sizeable south facing conservatory overlooking the garden and tennis court. There is also a utility room, WC and back hall.
On the first floor the main bedroom is a surprisingly large room, which subject to obtaining the relevant consents has great potential to become a principal bedroom suite with its own bathroom. Two further double bedrooms share a bathroom and a shower room. A glass cupola above the staircase throws light into the landing which branches off to one further room which has most recently been used as a study but could be a fourth bedroom if required.
Ardchoille has recently undergone a programme of remedial works, and subject to obtaining the relevant planning consents, the property offers plenty of potential to be re-arranged and refurbished to suit a buyers' requirements.
The Cottage
A two-bedroom cottage is situated adjacent to the main house, forming a courtyard to the side of the property. The cottage has previously been used as a holiday rental but would also be ideal for guests or relatives.
Garden
Ardchoille is approached by a short, gated driveway that leads to a gravel parking area beside the house. The house is set in grounds of about 0.95 acres which is mainly lawn interspersed with mature trees. A tennis court in the garden requires restoration and would be a fabulous asset if brought back to life.
Foreshore
Ardchoille comes with a stretch of the foreshore which is located directly opposite the house. This piece of ground has a stretch of mown grass, a concrete slipway and a jetty which requires renovation. Ardchoille's foreshore enables a fabulous lochside lifestyle to be enjoyed by the owners of Ardchoille in the summer months.
Note: due to the age and nature of the original deed plan, its stated measurement of the foreshore (0.15 acres) varies slightly to the measurement calculated using current OS data (0.27 acres)
