Stunning country house, beautifully presented, in a lovely position in the Sidlaw Hills, with views towards the River Tay and to Fife.
Lochton House is a fabulous and well proportioned late Georgian country house, believed to date from the 1820s. It occupies a very enviable position with outstanding views over the surrounding hills and to Fife, beyond the River Tay. There are also views to the east and the west and to King's Seat. It must be one of the most spectacular positions in the locality. It was originally built as a small mansion house for the Lochton Estate and is attributed to the architect James Black. Described by Historic Scotland as being a classical country house, it was superseded as the principal estate house when Lochton Castle was built in the 1850s. Occupying a commanding position, the B Listed house, which faces south, has well proportioned rooms arranged over four floors, including a lower ground floor, accessed from a spectacular central stair hall. The house has been fully refurbished to the highest of standards, and has beautifully presented accommodation. Over the last 18 years the sellers have created a very special family home with hugely impressive reception rooms, as well as good sized bedrooms upstairs. The lower ground floor has a cosy living room as well as the fine kitchen. They have also created stunning gardens and grounds, which together with the paddock, all add to the privacy and amenity. There is planning consent for a steading building to the side of the house, to create additional storage as well as garaging. Lochton House, as well as being a very well located and handsome house, is an exceptionally comfortable, well maintained and presented home, ideal for both hugely comfortable family living, and also for entertaining.
A tarred drive with an avenue of lime trees leads up to a gravelled sweep at the front of the house. Steps lead up to an Ionic columned front entrance with a door with fanlight to an impressive entrance hall, with flagstone flooring. An inner door opens to a fabulous circular stair hall, with a beautiful hanging staircase, lit by a cupola above, and again with a flagstone floor. Arranged off this are the principal reception rooms including an impressive drawing room with cornicing, built in display/book shelves with cupboards below either side of an open fireplace, dado rail, window shutters and a walk in drinks cupboard. The study has a fireplace with a wood burning stove, cornicing, window shutters, dado rail, built in shelves with cupboard below and a walk in shelved cupboard. The dining room has a plain cornice, dado rail, window shutters, fireplace, shelved cupboard and a walk in serving cupboard with shelves, slimline dishwasher and sink. A family room has a fireplace with a gas fire, dado rail and window shutters, and a walk in shelved cupboard, while a cloakroom has a wash basin, WC and window shutters.
Stone stairs lead down to the lower ground floor where there is a back door, together with a laundry room with fitted units with sink, Bosch washing machine, clothes pulley, stone flag flooring and window shutters. A secure cellar has stone and brick wine bins, while a further cloakroom has hanging rail and shelves and a separate WC with wash basin and window shutters. The fully fitted kitchen has units with wooden worktops, wooden flooring, island unit, window seats and shutters and ample space for informal dining. Appliances include a four ring Neff gas hob and electric oven, four oven Nobel stove, under counter fridge and a sink. Adjacent is a pantry, again with fitted units with wooden worktops, along with a Bosch dishwasher, sink and a Samsung fridge/freezer with water and ice dispenser. Also at this level is a further study, and a cosy living room with a fireplace with wood burning stone and window shutters. Beyond is a tiled bathroom with wash basin and WC, a downstairs bedroom with window shutters, and a rear entrance lobby with a further back door.
The magnificent staircase leads up to the first floor where the principal bedroom has lovely views over the surrounding countryside and to Fife, together with a cornice, picture rail, window shutters, a walk in dressing room with fitted units and a magnificent en suite bathroom with a central bath, shower, two wash basins with vanity unit with stone top, WC, tiled floor and a linen cupboard. There is a separate tiled shower room with wash basin and WC. Bedroom three has a fireplace, window shutters, cornice and an en suite bathroom with bath, shower, wash basin, WC, tiled floor and window shutters. Bedroom four also has window shutters and a walk in shelved cupboard. Adjacent is a tiled bathroom with bath, wash basin and WC.
Stairs with an understair cupboard with fitted hanging rails, lead up to the second floor. Here are bedrooms five and six, a bathroom with bath, wash basin and WC, and under eaves storage.
Lochton House sits well within its own attractive gardens and grounds. In front are lawns and shrub borders, while to the side is an octagonal summer house. There are some fine mature trees. The circular tarred drive continues on past the back of the house where there is a boiler room with two wall mounted Worcester boilers, and a range of outbuildings including a garden store with water, power and light, a gym, and a log store and wood shed. Behind is a delightful sheltered and paved courtyard. There is a planning consent (Ref 23/000326/FLL) granted in 2023, for the erection of a stone built U shaped steading building with garaging and additional storage, to be in keeping and located to the side of the house. Beyond is a fenced paddock extending to about 2.9 acres.
