An eco-friendly, contemporary family house, built for the owners, with far-reaching rural views.
Completed in August 2020, Milvus is a self-built property, designed to create a contemporary-styled home for the current owners. It is located in the peaceful hamlet of Palestine, on the southern outskirts of Grateley, with beautiful unspoilt rural views.
Their second such project, Milvus is a stylish but ultimately practical and eco house, the culmination of diligent and careful design, with a low-carbon footprint. The final shape of the house was specifically designed to sit within the site, reflecting the position of some of the lovely mature trees in the garden, whilst ensuring that natural light entered the house throughout the different times of day. The large windows and light wells maximise this. There is plenty of flexibility in the way the property can be lived in, with a guest annex on the ground floor, over-looking the rear garden.
The property is built over three floors and extends to just over 3,400sq ft, constructed of reinforced concrete blockwork, with SIPS panels faced with brick and slate, under a slate roof. The property is part double and triple glazed, with an Air Source heat pump, under floor heating throughout, mechanical ventilation with heat recovery system and an automatic Sonos multiroom light and sound system.
Milvus really is a house with wow factor; the entrance hall is full of light and leads into the main living area. This 13-metre long room is open-plan, with a ceramic tile floor, Leicht' fitted kitchen, dining area and sitting room. The kitchen has two Bosch ovens and a combi microwave oven, with an Elica extraction induction hob. The adjoining pantry and service kitchen also has a Fisher & Paykel dishwasher. The sitting room has a wall-mounted fireplace and the south-facing elevation is fully glazed, with counter-weighted sliding doors opening on to a balcony.
On the far side of the entrance hall is the utility room, with door out to the side garden and a store. There is plenty of coat storage along the rear hall, with a guest annex comprising a bedroom and en suite shower room.
Downstairs, there is a family room / gym with bi-fold doors out to a patio, the plant/store room, a study, a fifth bedroom with doors to the patio and a shower room. Upstairs, the principal bedroom has a free-standing bath, with dressing area, shower and separate WC. Two further bedrooms share a family bathroom.
Outside
Approached off the village lane, automatic gates lead into the resin-bonded parking area, with a double garage to one side, with automatic roller shutter door. The garden has been landscaped to create a really lovely setting for this impressive house, with herbaceous borders bringing colour to the outside. There is an iron rill with water fountain flanking the path up to the front door. A raised timber deck with over-arching pergola stands in the southern corner of the garden, alongside the rear boundary and offering amazing views over the farmland beyond. In total the plot extends to about 0.3 acre.
