About this property

  • The property is a reverse level three-bedroom house built on the hillside overlooking Carbis Bay and has been used as a holiday home for the vendor as well as an extremely successful holiday let. Steps lead down from the parking area to the entrance. The front door opens into a lobby with plenty of space for shoes & coats. Two doors lead off the lobby, one to a cloakroom and the other into the upper floor of the house. This is large bright vaulted room with exposed beams with doors leading to the kitchen/diner, the balcony and steps down to the sitting room. This area is currently used as a music/playroom but would also make a great dining room as the large kitchen diner is to the right with wooden base and wall units with a built in Fridge/Freezer & Double oven, Gas Hob, Dishwasher and space for a secondary fridge. Views out of the window across to Carbis Bay will make washing up a pleasure! The glass panelled balcony has superb views and space for a “Bistro” style table & chairs. The triple aspect sitting room has a large window offering panoramic views out over the bay, a painted brick chimney with flue for a gas fire (if required).

Stairs descend from the upper floor to a half handing off which are two bedrooms and the family bathroom. Both bedrooms are a good size and have built in wardrobes. One is currently configured with 2 bunk beds and the other has a king size bed, the latter having views out over the bay. The family bathroom has travertine flooring, separate bath & shower. Steps lead down to the lower landing off which is the principal bedroom and a doorway leading out onto the garden and paved terrace. The dual aspect principal bedroom has a large panoramic window, as the sitting room, offering wonderful views out across the bay, a large built in wardrobe and an ensuite bathroom with large walk in shower.

    Gardens & The Exterior

The property has parking for two cars with steps leading down from the parking area to the main entrance to the house. Further steps lead down to the rear garden. The garden has been terraced with the first level surrounding the house having a large sandstone paved terrace surrounded by mature planting with many sensory plants to include sage, rosemary & lavender. To the side and rear of the property is a wooden garden shed and access to the utility room which houses both a washing machine & tumble drier. Steps lead down from the first terrace to a large decked area which has the most spectacular views, with then further steps leading down to a lawned area.

The property also has a large single garage, located at the end of the lane at a distance of circa 50 metres affording extra parking both in front or within.

Local information

  • Cornwall's unique character comes from its historic landscape and some 400 miles of spectacular coastline. This unique property occupies a magnificent setting, built on the hillside facing due East looking out over Carbis Bay and beyond. The South West Coast Path is accessed by footpath with St Ives centre being about a 15-minute walk and Carbis Bay beach circa 10 minutes.
