About this property

  • The Property is an attractive tile hung modern town house built in the style of a coach house in keeping with the architectural vernacular of this particular part of Barrack Lane. The interior of the property has been elegantly designed with individual features and a particularly impressive first floor vaulted ceiling reception room. The property is accessed from the private enclosed rear courtyard garden which leads into a bright and spacious entrance hall with staircase to first floor with bespoke storage beneath. On the ground floor is the guest suite with double bedroom and en suite shower room, bedroom three overlooking the rear garden and door through to the utility room. The utility has space for washing machine and tumble dryer, a short run of work top with storage beneath.

On the first floor is a stunning open plan reception room with vaulted ceiling, French doors to the front and rear, both with Juliet balcony and a bright modern kitchen off to the left of this reception room overlooking the rear courtyard garden. The kitchen has recently been redesigned and installed with a range of white kitchen units with white quartz worktops, integrated dishwasher, Neff electric oven and Neff five ring hob, Siemens extractor fan and a Samsung fridge/freezer.

On this floor is also the principal bedroom with en suite bathroom with shower over and built-in wardrobe and a further staircase to the study on the third floor. The study has a bank of built-in cupboards along with plenty of eaves storage and Velux window to rear.

    The Gardens and Exterior

At the rear of the property is a pretty paved courtyard garden with stone walls to two sides and garden trellis with gate on the third side with access out to the drive and parking area. Here there is a rather lovely old yew tree that provides both screening and privacy for the courtyard garden and one parking space that belongs to the property. In the courtyard garden there is also an outside tap and an outside double electric socket.

Local information

  • Barrack Lane is set within the conservation area at the top of Lemon Street just by the impressive monument to Lander the intrepid explorer. This is a highly sought after quiet and peaceful location and yet within a quarter of a mile of the city centre.
  • Truro is the capital of Cornwall and set in a valley amidst beautiful unspoiled countryside at the head of the Truro River, which leads into the river Fal, Carrick Roads and on into Falmouth Bay. The area is particularly popular for sailors, paddleboarders and kayakers but is also within ten miles of the North coast, more famous for its fantastic beaches and surfing.
  • The city with its pretty cobbled streets and impressive cathedral offers a good choice of private and public sector schooling, a mix of both high street and independent shops, restaurants, coffee shops and bars along with a cinema, art galleries and the newly refurbished (due to re-open this year) theatre The Hall for Cornwall.
  • Communication links to the area are excellent with a mainline rail service to London, Paddington which includes an overnight ‘sleeper' service. Cornwall Airport is approximately 16 miles away with flights to both domestic and international destinations.
