The Bolton Abbey Estate which forms part of the Devonshire Group brings together the charities, businesses and estates in the care of the Devonshire family, which also includes Chatsworth in Derbyshire, the Lismore Estate in County Waterford, and the Compton Estate in Sussex. The largest of the farms available to rent, Home Farm is a 206 acre, south facing beef and sheep unit situated in the highly sought after village of Halton East. The farm comprises a well-appointed, semi-detached, four bedroom farmhouse with a range of small barns and further modern buildings in the yard across the road from the holding. The scale and location of the holding make it well suited to a new or expanding commercial enterprise.
Home farm house
A traditional, semi-detached farmhouse with three good size reception rooms, two with log burners, a kitchen and sizeable utility room.
Upstairs there are four double bedrooms and a large family bathroom with a shower bath.
Outside
To the side and rear of the property there are two large storage barns, a series of small storage buildings and an outside WC.
Farm buildings
The farm yard is located across Chapel Lane, with a traditional stone garage and storage building at the entrance. The main yard sits behind these buildings down a short maintained track and consists of three large modern buildings; a portal framed cattle shed, a portal framed shed with cattle stalls and central covered storage area and a third portal framed shed currently used for storage with a covered lean too. Fields are accessed directly down the track from the yard.

The farm house and farm buildings sit across the road from each other on Chapel Lane, Halton East.
Tenancy
The holding will be let on a 15 year Farm Business Tenancy.
Home Farm Rent: Tenders in the region of £35,000 - £40,000 per annum
Tenders: Tenders should be submitted by 12 noon on Thursday 19th September to the Savills, York office. Tenders submitted by email will be accepted, providing they meet the requirements specified on the tender form.
Tenders must be submitted on the specified tender form available in the information pack. Full details are included on the form.
Use: It will be a requirement that the named tenants of the holding reside in the farmhouse. Home Farm will be used for Agricultural purposes however subject to the Landlord's separate consent, opportunities to diversify will be considered favourably.
