Planning to create a distinctive four bedroom detached house with a large garden.

About this property

  • The site is located in a beautiful country lane on the edge of Little Baddow and Danbury. Planning permission has been granted to replace an existing modest two bedroom dwelling with a thoughtfully designed house, traditionally designed to blend in with its surroundings and other homes in the lane. The house will have a large west-facing garden that backs onto farmland.

Planning permission has been granted to demolish the existing dwelling and to construct a new two storey, four bedroom replacement dwelling with associated car port and parking. The planning seeks to provide a high quality home with a modern sought-after layout, including a large open-plan kitchen/dining/family room to the ground floor, with separate lounge, study, utility and W.C. off of a large open entrance hall. At first floor the proposal includes two en suite double bedrooms along with a further two double bedrooms and a family bathroom.

    Outside
The garden has an open area of grass and beyond, a further area is overgrown and will need landscaping by the incoming purchaser. There are some large specimen trees to be retained.

    Services
Mains water and electricity. Private modern drainage system.

    Agent's note
There may be a liability for a CIL(Community Infrastructure Levy) to Chelmsford City Council. Please refer tot he planning decision notice.

I love the location this plot occupies, a leafy lane within a lovely stretch of countryside. With the park and ride close by and a main line rail station under 5 miles, this site offers the best of both worlds.

Local information

  • Danbury: 2 miles, Sandon Park & Ride: 3.6 miles, Hatfield Peverel: 4.4 miles: (rail service to London), Chelmsford City: 5.8 miles (rail service to London). All distances approximate.
  • The site is located in a wonderful setting on the outskirts of the pleasant Essex village of Little Baddow, on a leafy lane close to Blakes Wood, private fishing lakes and conservation areas. Little Baddow itself is a desirable village with two public houses (The Generals Arms – incorporating Olio on the Ridge restaurant - and The Rodney). There is a very highly regarded preparatory school (Elm Green), a village hall, two long-established churches and a sports ground with clubhouse, which is home to a local cricket club in the summer months.
  • The village lies just north of Danbury and its range of local shops, amenities and schools (including Heathcote Preparatory School and Nursery). There is good road access to the Sandon Park & Ride for direct bus routes into Chelmsford city centre and beyond.
  • The village of Hatfield Peverel (about 4.4 miles away) is also on the main rail line to London and offers commuters an alternative choice of station.
  • To the south, Shenfield and Brentwood have Elizabeth Line rail services. The Hoppet Barn is only about 6 miles due east of the city of Chelmsford, which provides an excellent choice of facilities including a bustling shopping centre, and Bond Street (including John Lewis and a selection of restaurants), two grammar schools (KEGS and CCHS), a railway station on the main line into London Liverpool Street and access onto the A12.
  • The area is crossed with footpaths and bridleways linking the National Trust woodland and heathlands, within the surrounding countryside.
