Access is provided through the existing residential estate from Elbourne Drive, which delineates the western boundary. Further housing is situated to the northern and southern boundary, with the Macclesfield Canal on the eastern boundary. Sporadic trees and hedging make up the majority of the site’s border, with species poor scrubland across the site. Arisings from the development of the neighbouring residential scheme to the west (which was formerly owned by our client) have been deposited on the subject site with our client’s prior agreement. The location of the arisings are shown within a site investigation report and have been tested as part of the survey.

    Outline planning permission (ref. 16/0285C) was achieved in April 2018, followed by reserved matters permission (ref. 20/2903C) in October 2023 for 29 dwellings.
