About this property

  • Southcote House is a stunning and Grade II listed property which in parts dates back to early 1700s. Accommodation is primarily configured over two floors and on the ground floor is a spacious kitchen, dining room, sitting room and a utility room. This floor currently also has two bedrooms and two bathrooms. The first floor has three double bedrooms and a large family bathroom comprising walk in shower and a separate bath. It is worth noting that the house could benefit from some internal modernization throughout.

Externally there is a large walled garden which includes a raised lawn with herbaceous borders. Additionally there is a charming patio area ideal for alfresco dining. The whole garden is enclosed by a Cotswold dry stone wall making it very private and sheltered. At the front of the house there is ample parking for a number of cars and at the side access to a single garage.

Local information

  • Fairford itself is a most attractive and historic town which straddles the River Coln. Architecturally, the centre of the town has remained largely unspoilt but, more importantly, Fairford has retained an excellent cross section of shops and facilities including a cottage hospital, doctors surgery, dentist, library, primary school and a highly regarded secondary school. At its heart is the magnificent St Marys Church which adjoins the High Street where most of the shops are situated. The countryside to the north of Fairford is extremely attractive and is widely regarded as having some of the most outstanding scenery to be found in the vicinity of Cirencester. Fairford is also relatively convenient for the A419 dual carriageway which allows direct access to Swindon and the M4 as well as Cheltenham and the M5 to Junction 11a. There are also a wide range of local sporting opportunities including various golf courses, sailing at the Cotswold Water Park and boating on the River Thames.
