Historic home of character set in Green Belt on edge of Edinburgh

About this property

  • Monkton House is an historic home of considerable character, which has good privacy within its own grounds.

The original house was remodelled in the late 17th century to give the two sides of the house completely different characteristics. The north elevation gives the appearance of a fortified property. In contrast, the south elevation overlooking the gardens is domestic in style, with an elegant staircase leading to a French window with pediment above.

The house is built of sandstone under a slate roof. The external walls vary in thickness from over 3 feet to nearly 7 feet. The windows are fitted with working shutters and the house has five gun loops and an arrow slit.

There is an old kitchen on the ground floor and a range of vaulted stores. On the first floor are well proportioned reception rooms comprising a Chinese drawing room, a library, an elegant dining room served by a recently fitted modern kitchen and a panelled sitting room with a wood-burning stove.

There are five bedrooms on the second floor served by three bathrooms, the large Expressionist style bathroom off the principal bedroom being particularly notable. There are floored attics on the top floor accessed by a stone stair.

The former stables are now used as two garages, a large workshop, wash house, boiler room and potting shed. Monkton House Cottage above has a living room, kitchen, two bedrooms and bathroom with oil-fired central heating.

    Garden and grounds

The house is approached through an impressive gateway by a tree lined drive which leads to the courtyard between the house and cottage.

To either side of the drive are some exceptional specimen trees, all under planted with spring bulbs. There is a paddock to the side where the original pig shed has been rebuilt as a store.

The main gardens are to the south of the house. Box hedging surrounds colourful flower borders and climbing roses adorn the walls. Beyond the front lawn is an orchard of apple trees. A wooden door and arch, originally from Hammer House in Prestonpans, divide off a compost and storage area.
