    About this property

    • Originally a small holding- with stone cottage, Hume Mill was re-built in 2008, creating a striking timber-clad building, with the original stone used for the front patio. The contemporary buildings offers spacious and light open plan accommodation with large windows and two French doors on the ground floor.

Stone steps lead up in the centre of the front patio to the front door. The door opens up to a spacious double height atrium with six sky lights above allowing the natural light to filter through. The open plan layout on the ground floor flows seamlessly between rooms due to the use of a neutral floor tile with under floor heating throughout. A sitting room with office area is to the left of the hall, whilst a dining area and open kitchen lie to the right. The kitchen has a central island and a range of base and wall mounted units with integrated appliances which include a gas Rangemaster over. A larder is accessed from the kitchen and is insulated against the property to maintain a cool environment. A utility room to the rear of the property provides access outside to the rear of the property. To the rear of the property is a cosy snug and shower room .

A timber and glass staircase leads up to the first floor landing. The master suite with dressing area and en suite shower room is to the right hand side, and enjoys rural views to the south. There are three further double bedrooms and a bathroom also on the first floor. A spacious linen cupboard completes the space upstairs.

Outside, there are a range of outbuildings which include a car port with gym area which sit close to the house and front door along with an adjacent large stone shed. Above the house is a derelict stable/ store building on top of a hill to the north of the property and could be converted into separate accommodation subject to obtaining local authority consents.

The land connected to Hume Mill extends to around 6.5 acres and runs from the south of the property, up along a burn to the west of the property headed north towards Hume Castle. There are designated areas for a kitchen garden, a chicken coop and there is an orchard to the rear of the house.
